DANGEROUS.....BUYING A HOUSE / HOME IN A FLAT

I have of late been thinking of those people who bought flats i.e a house in a second or third floor or any floor above the ground floor!!!

What happens incase of say an earthquake or any other calamity that destroys such a bulding???

How do you rebuild your house esp. if the guy on the ground floor does not cooperate or lacks cash???

Is this a case where your home ownership is under the mercy of someone else??

I have my flat on 1St floor. We have registered
society & each flat holders got one share of limited company.We are paying monthly maintanance charges which include Security, backup charges, Garderner salary, common electricity, dustbin collection charges, general maintanance plus Insurance cover for whole premises which includes all flat, boundry wall & common area. Insurance covered All Risk, Riot, Earthquake etc.

Create a management company where each apartment owner has an equal share. Contribute service charge (each month or as agreed) to manage the block. Part of the management will be payment of insurance for the block.
In the event of a peril, the insurance company will compensate the company for the loss, proceeds of which can be used to reconstruct.
If you cant agree on a common insurance insurance, as is nearly always the case, cover your individual apartment, when compensated, buy another flat elsewhere and leave the bastard who never insured to hold the debris oops can.

I find that an unnecessary burden. Home should be a place you are free from uncontrolled expenses….hiyo sitaki!

@mjuaji all homes worthy calling a home have a cost, hata kama ni stand alone it has a cost on insurance, land rates, security charges or your own, waste charges, water/power. maintenance charges rangi na kadhilika... the cost is not only on a flat its across board

though you may not agree with me this is the way to go now and in future there is only so much land to go round for every body. well i also want to own a plot i may do that but its not going to last

if anything its cheaper in a flat consider having to employ your own watchman and garderner and all that and then you have to supervise them in a flat you outsource that since the cost is shared to security company(not necessary G4S) and cleaning companies and you are hassle free.
all option have their advantages and disadvantages it all depends on your bias

anyway for a society where people start by buying a piece of land that they dont need upcountry as soon as they get their first job its going to be very hard tio sell to them the idea of owning a "suspended house in the air"

@Jamani….sasa hiyo yote mimi najua ….lakini hii nyumba ya hewani….hapana….na je wale mnaoishi this kind of houses….you still pay for land rates besides insurance ama?

@mjuaji iko sheria naitwa Sectional Properties Act. Protects rights of people in flats. You have to respect your flatmates' rights, like you can't decide to bomoa one of "your walls" because it is your's.

i view this as an investment opportunity..quick view am working in a firm we are managing 272 apartments..1,2 brd+++ deluxe in 42 floor hse.
each apartmnt owned by diff person.same building we have 208 rooms 5*hotel...revenue generated is shared to owners depending on rate of occupancy not forgetting some owners have negotiated with us for a guaranteed rent share in the next five years....most of the services ie security n maintenance work etc is outsourced/contracted to third parties...end month we send rent share to the owners in UK,ireland, croatia, usa and some kenyan indians...the process is very transparent n properly audited...
