It it no longer secret that economic growth outlook of this land locked formerly war torn east African country is very promising.There is political stability with M7 still in the helm of affairs. But there is a realistic hope on the discovery of petroleum in lake Albert region in Western Uganda.
I was there in December 2009 to shop for land in one of the estates for a retiment holiday home since I could not cope with prohibitive price in Kenya.

I stroke a deal with Akright Properties www.akright.biz so I made deposit for 100 by 50 feet in ICT Village Akright Kakungulu Satelite estate located 18KM from Kampala city on Entebbe Road.
It is a world class city within a city . It costs 12 Million UGX about ksh500,000 and installmental payment was allowed. This is relatively cheaper than Nairobi. It is amazing why with one hour flight away from Kenya, such a reasonable bargain can be got in neighbouring Uganda.

I am pretty sure land will cost far more in a couple of years.

But as usual to step into real estate make your due diligence and investigation to avoid being conned and deal with reputable companies.

In uganda from my experience I can vouch for Akright Projects www.akright.biz, or alternatively Jomayi properties www.jomayi.co.ug
or better still the elitist Knight Frank and Co Uganda

@young land in uganda rarely appreciates due to low effective demand and is still relatively cheap to kenya's... the Akright project prices have remained fairly stable for the past four years at 12million UGX...

one can only realise capital gains on property in uganda with developed land...

You are relatively new in this forum. If you are a Ugandan do not belittle your beloved promising country, if you are East African, be proud of a first class 650 Acre Akright Kakungulu estate that is attracting world attention, first class community with mixed development built from the scratch from a visionary MD Mr Anatoli Kumugisha. Both American and Norwegian investors had visited there.

Your facts on the pricing of planned estate created by Akright and Jomayi are far from the truth. As far as Entebbe road and Jinja road and environs are concerned, property (land, house) has been on the rise but patronized mainly by foreigners.

May be you are talking of bush or farm land not planned estate layout.

Be aware that I was introduced as a guest to Kumugisha when I visited Kamala, in Dec 2009 because he was impressed to see somebody from far away Nigeria coming to buy land as other Mzungus and Ugandan's in Diaspora are doing.

Here are the fact about Akright Kakungulu Satelite City.

Project Commenced date July 2004
Opened by President Museveni 14th July 2006.
First phase of the City to be opened 2012
Final phase on 2019.
So it is a 15 year project and wise and visionary Africans are tapping into it and other estates.
The idea is Satelites cities are evolving to decongest crowded Kampala.

You can only tell a novice who is ignorant of real estate to believe you that in a planned estate of this magnitude the price remains static.
Here are the Facts :-

I just put a call through to Akright as one of my colleagues is interested to buy and the marketing maanager just informed me that the new price is 15 15M UCX.
So where are you facts from the big man guru207 ??
Real estate investment is a different ball game from stocks.

Ghana and Uganda are two emerging countries to watch in terms of economic growth a few years ahead. Property prices will baloon in years ahead.


Again doubting thomases will only be watching and condemning and they are the same people that will complain that foreigners/mzungus have taken over their economy.

My next plot neighbour is a chinese and he came only the way from china to invest.

My Nigerian local bank UBA (United Bank For Africa)
has opened offices in Kampala ,why ? They have seen what most of us are not seeing..

The patrent company of my local petroleum firm Nigeria Agip Oil Company called ENI group of Italy is seriously negotiating for a stake in Tullow Oil the operators of Lake Albert Oil field, you think they do not know what they are doing ?

So Guru207 get your facts right, I write on practical experience not hearsay.

Now everyone who cares can believe me that stocks are for the steel hearted....but @Young ...when you leave stocks to property ... who will advise stocks diehards? ...Your advise always made sense and I ve missed it....though personally Im out of stocks..to small time property investment....good to see youve joined my bandwagon....smile

greetings and regards, the fact is that man cannot live on stocks alone he has to diversify to real estate and possibly other asset classes.
I am still in stocks I am only on sabbatical to create leverage on my stocks investment.

yes and no... the value and movement of property in Uganda lags far behind the Kenyan market... it appears even striking oil has not improved the market either... i think its time to buy before the money starts running around

VICE-President, Prof. Gilbert Bukenya, is to launch Akright’s new office block on May 9. Akright, a real estate developer, has shifted its head office from Impala House on Kimathi Avenue in Kampala to Kakungulu Satellite City, Entebbe Road.

“This is intended at consolidating our achievements after 10 years of operation. We also want to convey a message to our clients that we have matured in business,” said Anatoli Kamugisha, the firm’s managing director.

The firm, which has so far developed nine housing estates in and around Kampala, in addition to the 1.5 square miles Akright Kakungulu Satellite City, was founded on 19 April 1999.

The theme for the celebrations is “Believe, Begin, and Become.”
