Villa Care property agent - are they trustworthy???????

I would like to purchase a concept flat which is being sold by Villacare and a group calling themeslves the Mentor group...http://www.mentorgroup.co.ke. I have a few questions.....
1. Who has worked with or bought property through Villa Care? Are they professional real estate dealers? Can they be trusted with Deposit for a concept? Do they deliver on their promises?

2. Concept homes are the cheapest to buy i.e before the houses start coming up and the price starts shooting up as well. What is the recommended way to purchase a concept.

any relevant and useful information will be highly appreciated...

@ EKMUGO mentor group and Villacare are controlled by one individual but are sister companies, i propose you conduct due dilligence on both companies otherwise Villa care are my letting agents and i have no complaints otherwise due diligence

I once wanted to rent a flat managed by Villa Care on MSA road side, but was disappointed by one of their agents: price was too high for the property, and he acted as if he was reserving it for a pal.

Villa Care is professionaly run, i believe.They hire trained graduates from Uon n poly. Check a real estate firm with other services lyk valuation n site acquisition.Also chek whether they're registered estate agents and are ISK members

I admire how the company has grown over the years - good entrepreneurship.

Not been in the market for a while but I was informed that property agents have now got habit of front-running buyer/seller and making extra margin in between.

Shouldn't be a problem if you do your homework.

passed by Villacare (as an employee) in 2006..

in brief... every firm has its problems and villacare has its fair share..

hence i would advise that you do not make a payment through them or a lawyer but directly to the developer's escrow account.. infact this rule should always apply to whichever other property marketing firm you deal with...

concept homes.. true are the way to go... however factor a handsome time allowance for time over runs.. some projects are currently in triple overtime... while other projects started at the same time are long over... again that rule does not apply to villacare only..

may be you could post the set of other people working on the job for further reviews

I'd think twice....not sure who passed there in 2006....my two bits - some hearsay and some 100% fact

1 - Villa Care and Mentor are one and the same. They are also the publishers of HomesKenya a housing magazine and organisers of Kenya Homes Expo - these two have been real cash cows for them. On launching the magazine, the first 3-4 editions (AFAIK but it could be more) were abt 80% plagiarised content (various online interior decor, housing, etc websites - just add a byline - very little re-writing) and 20% features on their property developments complete with computer generated pictures ....and they got people like Barclays, I&M, etc to advertise mortages, etc - on the strength of "lifted" content...really, really? As a writer I am filled with revulsion....

2 - Valley View Estate - Mlolongo. Houses cost abt 1.2 mil to build and were touted for 2.4 mil....there were newspaper reports that these houses developed defects within a few months (foundation and wall cracks, etc)....

@fantony, you brought out the issues well. Honestly don't think they'd have grown much if they were completely crooks.

@Djinn, I agree as when dealing with all brokers - caution. But personally don't have a problem with point 1. In point 2, they would be culpable only if they were the developers.
