Recently,a friend of mine asked me to get him a house there(or plot).i hv found one;0.735acres with 5bedroomed hse with wood panelling on the fllor n ceiling.asking price is 30m.am waiting for valuation from my valuer bt how much is land around there?

Plots at Thindigwa come in 3/4 acres at around 6-8M depending on location.

Would you be interested in 0.5Acre in Thome..with 4bedroom bungalow all ensuite. with another 2bed romm servant Quater going for 25m..very beautiful house.

Its true that 3/4 acre plots costs around 7 million,but no house there can cost kshs.30 million. Thindigua is the most disorganised residential estate in the whole of kiambu road. You are better off buying 1/2 at kshs6.5 M in an area called mushrooms. There was an advert on sunday nation where by some houses in Runda mumwe were going for kshs.25 million -so why 30M in a disorganised village?

Thanks all,now i can advise or negotiate with much confidence.btw,the hse is near those flats being build behind the kashopping center.
@shee,where exactly in thome is the hse.

disregard the house existing upon the parcel...
key issue is the development potential.... how much have your neighbours been allowed...
- 1 level - parcel is worth.... nothing
- 2 levels - 6 M
- 3 levels - 12 M
- 4 - 6 levels - 25 M

@fantony,across the road guys are building 5-6 storey hses.actually all complete hv bn bought by the army.cud it be the cause for the price hike?
