So, I want to acquire a property investment. Looking for a decent return (no slum lord stuff) and fair capital appreciation.

Which is better: office space or a nice maisonette/flat?
Business opportunities are like buses, there's always another one coming

I'm certain you will receive many "it-depends" kind of answer..

So would you mind sharing more detail? Like approx investment budget?

it's a question I have been battling with as well.

Life is joy, death is peace, but the transition is very difficult.

Buying office space (e.g., 1000 sq. ft) that can be rent at KSh. 120 per square ft is a far better investment than most maisonettes/flats.

Location matters. If in the middle of nai then rent e won't help but in rich areas then it will. Putting an office in kitale is easy different than putting an office in nai. So it boils down to location which you haven't provided details

Go to Mashinani aka counties(preferably kalenjin counties) and invest in housing units or a hotel if you fancy a bar open a good night club in those far away towns and watch as people pour their alcohol money in your bank account
