STEPS IN BUYING LAND

I want to buy some land but being my first land purchase,who can assist me ?

what are steps that i should follow? how do i answer questions like

-is the title good ( eg it is not a road reserve)
-The title is only held by one person
-the land i phsyically see is the one on the title
-etc

Any one with experience/expertise on land transactions

please help

I have some life long experience.

Talk to Tom Dick and Wamboi. It will help you with background information. Guys who operate where u want to buy and in other forums like SK or ask randomly. I want land in Taveta but someone in SK said I should make sure the seller is not dumping a squatter problem on me.

2 options. Jua kali route or the professional route.

I have used the latter always.

a) Valuation. Get a valuer to value the land then u know that ua are buying an asset worth the price.

b) Get a good conveyance lawyer. He will handle the transaction.

c) Lastly get a surveyor to reconfirm the beacons for you. In this days of buildings being demolished; u may want to have this as (b) and the above as (c)

In all the 3 cases. Get profession undertaking from them or certificates for the jobs done. It will give u recourse incase of legal issues. Also let all of them be aware that u will have different professionals undertaking the different tasks and they should not know each other. Those who are crooked will lie low.

it helps to ask around the area to find out if there's a reason this man is selling. land ownership issues,water supply,security risks,bad neighbour relations and lying on a road reserve pending demolition could make the seller offload it fast and give the new buyer a headache. do your research well,from professional surveyors to the mama mboga across the road,know what you're getting into.

How much will a lawyer cost me if i want him/her to certify land an buying.

Depends with the lawyer and his class. For those lawyer serving the low end market,it can be as low as 5-10k,for those on the opposite end,talk of that amount multiply by 100 or a 1000 depending on the value of the piece of land
