blame it all on brokers

my preliminary analysis on the trumbling unabated and escalating exorbitant land prices points an accusing finger to the land brokers. land owners are largely timid,ignorant and unexposed in determing their property prices,and/or marketing their stuff. land buyers usually lack property info; market prices,willing seller,location,blah blah. their soft landing is at the doors of brokers,who,often equipped with eloquent and great negotiation selling skills will bargain their way up until agreeable prices. this sets the precedent in any particular area.

developed properties pause different scenario in that owners are the sole driving forces in sale/buy processes. this has helped in containg this category predictably.

way out i believe lies in regulating the brokerage business as in any other business. government quasi/ regulator should should be set up and paly the leading role.

i can't get enough of what i want,and i can't get value for my sweat

Brockers could not be blamed after all;Its all about willing seller willing buyer as you have just said.But the buying could be willing too soon.
