Is this a good investment Wazuans? Got this offer but I'm not familiar with that area. Anyone with ideas?
1/8 acre plots Blessed Gardens is located at Kantafu area, 5.8 Kilometers off Kangundo road. Machakos County..

How much was the offer? The place is good.

Mkeiy, it's 395,000 per 1/8th. So the 5.8 kms is not too far out?

395K is too high for an 1/8th 5.8Km inside in Kantafu. To reach Kantafu you have to pass Kamulu, Joska, Mutalia, Malaa,.....far off.

"Blessed Gardens is a good investment for an investor looking for longterm investments say 4 to five years. The land is very prime for someone who want to hide money for the future. We have Hass consult who also bought land for construction of houses, we also have Home Africa in the area. These are big boys and i am sure they have seen the potential as we have seen" What say you?

Kantafu is around 45 to 50 km form nairobi cbd. 5.8km off the main road in Kantafu is quite deep. Unless the land is for agricultural purposes as opposed to real estate, then the price is too high. Agricultural land price per acre in Brazil costs kes 70k and in USA costs kes 1m. The kantafu land per acre costs kes 1.2m.

@a4architect. You might need to recheck your sources or else i do. The land touching Kangundo Rd is going for around 2.2mn per acre

5.8km in from main road around Kantafu towards Kyanzavi, the price should be between 175k and 250k depending on how close the parcel is to the road running from helicopter place [on Kangundo Rd]
There is word of a road to link Matuu/Kisukioni to Kangundo road. Matuu is the Hqs of Matungulu sub-district.

@mkey read through the posts first then get calculations before pointing at @4architect!!!! if 1/8 is 175k an acre =(175 x 8). Looking at start question (395k per 1/8) the @4architect says it's high....... now what isssss??

Thanks @a4 et al, I appreciate all your input. My deduction from this is the price is too high for the area. Moving on...I actually have been bit vy the stock bug although it's driving me crazy where to start...co-op, safcom..etc. I've visited all the threads and I'm dizzy...

@chumsquest, welcome. Its unfortunate that land in kenya is more expensive than in developed nation, largely due to poor land laws that allow for idle land/speculation. A good solution to invest in real estate would be through REITs whereby each shilling begins to earn value a few years after investment as compared to buying land in the middle of nowhere eg Konza for alot of money.

Hass consult have an estate coming up in Mutalia stage, well before kantafu. The estate is called Casa Mia and 4 bed-room houses going for 5.5M. Instead of buying in Kantafu, look around Mutalia, it would be much cheaper. 1/8 should cost around 300k abt 2km from the tarmac, although most plots here are 40X80. The area you mean in Kantafu should be cheaper, but way too far off.
