I have 250k and looking for an affordable plot in Kamulu preferably between 50x100 and 100x100 to try and live rent free by building my own living quarters. I don't mind distance from tarmac as long as security is good and with water and electricity or potential to access them now or in future.
I would like to buy directly from owner. I am patient enough for all land check and process and above the table transaction....its hard earned cash and cant afford risk loosing to a holoi polloi con
Serious sellers get in touch. May stretch buying price a little bit.

@ Pazua, you will get a plot with 250k in the area. I suggest you spend time visiting the area, talk to people, go through classifieds etc. There are vast lands on both sides of kangundo rd.

.....Kamulu... a plot with a title deed or lease will cost you more. currently a 40x60 is going for 350k. 40x80 is going for 600k , within a radius of 2.5km from tarmac. With your cash, maybe u need to try Joska,koma,or at kbc... ..desire to succeed is always fighting with fear of failure..

You can try pooling resources with others so as to afford a plot nearer the road/cbd but smaller. You can join several others to buy a 1/8th and share to a maximum of 12 people. A 1/8TH close to the road at say, Ruai for 2m will cost you 2m/12=kes 170k. KBC, Joska,Koma areas are too far if you make a living out of Nairobi CBD. Thanks for all those great people giving valuable advice. I like the encouragement and support. I like the idea of polling resources together but not for an eighth. That would be like a small majengo however good the studios would be. I am keen on Kamulu area given the availability of affordable land and potential for personal initiatives and economic productivity. I am not bothered with distance from Nairobi CBD.
Given various people's feedback, I am keen on pulling together with like minded people. If we can have 10-20 people each contributing 100k, I am sure we can stand a chance of negotiating a decent piece of land at a better price. I am not asking for anyone,s money. If several of us can agree to the idea, then we can all open a joint account with all safeguards for our money. We can work out clearly how to secure the money, identify the land and purchase together. Everything must be above board. I am not looking for a quick fix but similar thinking people. Don't part with your money till you are sure

Agree, 12 individuals are a bit of a hard nut to crack considering the size of the land. many people commute from joska to town everyday, I also do at times - the only hectic part is the matatu, you will mostly board the blue kangundo matatus which can be a headache at times - but with a car its better apart from the rainy days when navigating the clay soil in most parts those sides is impossible, but it does not rain often. if you can get apiece of land and build go for it, but I would strongly advice you save kiasi and get a car

@ggk.Yes. The complete project will look like an apartment block. To ensure uniformity of thought, that's where laws regulating LLC operations eg 51% majority decisions overriding minority, sectional ownership laws come in to play. Majority will make the decision to overide minority, just like the numerous apartments in Kile,Lavington etc which are well run through respect of LLC and sectional ownership laws by all/majority. 12 is the maximum number of bedsitters on a 1/8th plot.This is on the asumption that all 12 bedsitters will be owned by different people.Maybe each will own 2 hence only 6 owners to deal with. As Iron Sharpens Iron, So one Man Sharpens Another.
