Hi wazuarian, What is your take on this land? it is going for 605K for 5 acres. Is it a worth investment?

You should ask yourself why is it soo cheap.Coz its useless.Whoever has put it on sale is out to tempt you with the low price so that you pay quick.Shame on you Shame on you Shame on you

the Advert gives the following as key highlights land perfect for
1. live stock keeping and rearing
2.bee keeping
3.speculation

decide if this will earn you about 12% by the end of the year ..my take its not worth it

From this website it was 400k a few months ago? Maybe Kitengela has become too expensive and folks are moving further. I know there is a bypass coming up there.

Alow me to say, elangata wuas was going for 275k for 5 acres some time 2011 to last year, then safaricom sacco put up for sale 5 acres for 375k some time october 2012......this feb they put up 5 acres for 600k, thats 120k per acre......in short in the past approx 1 year land in that region its moved from 75k/acre to 120k/acre......thats more than 12% and with the asking of 650k its approx 130k/acre....in a year someone shall pay 200k/acre for that same parcel
For purposes of full disclosure I bought a parcel without visiting that place

Good to know this investment is still gathering momentum.. I acquired a few acres two years ago.. before Nairobians rushed there it was going at 30K/acre, jumped to 40/50..Safcom's SIC came and prices jumped to 75K now naskia 120.. the price increase over the years is dizzying to say the list..

There was a time I had very many questions on Wazua regarding land and Title Deeds.. I was chasing these parcels..

Who wants part of my share.. I can dispose part at a competitive price.. I have a ready title

@Poundfoolish, Its interesting how Nairobians are paying exorbitant land prices especially in Maassailand. I see SACCOS allover selling small pieces of land- esp 1/4s- at the prices of 1 acre There are so many such SACCO deals on Pipeline road which are high exaggerated buy people are still buying.

Its need, my friend.. Land is a factor of production.. when I acquired mine, nilitaka kufuga ng'ombe tu.. and earn some chums through side hustle.. guess we are many Nairobians with ideas... willing seller,willing buyer.. and 'value' is what somebody is willing to pay for something..

The problem is not that land is skyrocketing, the problem is that Nairobians have refused to leave their desks and go to the mashinani to look for land and interact with the real owners. When SIC first announced their sale, i'd been to that place called 46. There were several pieces being sold by individuals some very near the town (500m) for just 40k. When they said they were selling at 75k, and it was much further from the town, i knew someone's wiping another's sweat with a broken bottle. And many of my colleagues found it pretty cheap, actually. So, yep, if you want to buy land from your laptop, then be ready to pay a premium. You can get it much cheaper and enjoy the drive and environment if you are an outdoor person.

(The 46 town is very vibrant on Saturdays. Maasais bring down cattle, jewelry, traditional dresses, charcoal etc for a market day and kikuyus head there with loads of maizemeal, potatoes, beans, etc for sale.... I dont know where the wazungus come from but they are also quite a number on Satos buying the jewelry and maasai regalias)

Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
