IF the plot is in Kahawa Sukari where there is controlled development then I think the price is Fair...That estate property values are very high. For instance those who have SQ I hear the rents ranges btwn 20-25K a month For a 1bedroom. As a resident there, I can confirm to you that prices range from 6m to 9m. FYI, they are all quarters. No other size and its a strictly controlled development. its really interesting to see how those plots are exaggerated. the plots should be btn 2and 3m for a 1/4. however things are different there and note most of them has no titles. be warned. why not try mwihoko area with 800k you can get a 1/8 just a piece of mind.

in 2007, the price was kes 700k. In 2009, the price went to kes 2m when rumors started on the tarmacking of the main road. in 2011, when the road works began, price went to kes 4m. I was there last weekend to check on a property and the average going rates were kes 6.5m. As Iron Sharpens Iron, So one Man Sharpens Another.

On the contrary, I am more comfortable buying a plot with an allocation certificate in this area than a title. Thika lands registry is more than a mess hence there are many fake titles. With an allocation certificate, you simply walk to the Kahawa sukari Ltd company and they verify who the current owner is since they are the issuers who sold the land. You can then apply for a title with that. The price maybe exaggerated; based on who you ask. However what you are paying for is order in a residential neighbourhood. No house is allowed to go more than 2 floors (unless its an attic). You can't build more than 2 detached units on your plot, keep livestock, have a grave etc and the welfare staff go round everyday checking anyone breaking the rules then call kanjo to deal. Security matters are also well organised in the entire estate which is divided into zones for this. With 9m why not buy a quarter acre at syokimau @4m and use the remaining 5m to put up the house? Thika rd prices are exaggerated for no good reason.
