i agree with you kabisa.
but there are some more factors you have forgotten
real estate agents, this are the people who hike land prices at will regardless of what the owner wants.
land owners who are waiting for an unsuspecting buyer especially from the diaspora...most properties listed in the internet are normally viewed by kenyans living abroad. real prices for kenyan buyers living in kenya are found in the classified sections in our local dailies .
in this instance muguga is muguga the area is the same from whichever direction you are coming from. a neighborhood of 3 or 4 mansions does not make an area a runda and on the other side of the fence ruaka
