There is a clear conflict in Centum. The share might go up in the short/medium term but the long term is clearly at risk with such a structure. This makes this stock much more risky even though you might enjoy short term benefits. It's similar to someone driving from Nairobi to Mombasa at 200kph and claiming that the rest of the drivers are too slow/non performing. He might save on time but the long term future of such a driver is at jeopardy.

NAV is an unrealized value which can go down should a catastrophic incident occur in future. The employee here is not exposed to such risks and will still have got his bonus.


Why should an employee feel like they are doing shareholders a favour.

In any case, the shareholder has risked his capital to create a job for the employee hence its the shareholder doing the employee a favour.

Its theory X employees who are motivated by money.

Those bonuses were crazy. As yourself if Buffett or Soros would condone such enrichment of managers at the expense of shareholders. In spirit I agree with their centum 3.0 strategy of creating business opportunities because let's face it there aren't many private equity deals out there. Nonetheless, an increasingly quixotic balance sheet and earnings that can be manipulated more and more easily. Note in point is adding a line in their 2015 balance sheet of "loans and advances" referring to K-rep b.sheet all to boost NAV.

Investing is an issue of personal risk and preferences, but the downside or "black swan" in this company is quite big.

Meanwhile this share is creeping slowly towards low 40s. According to the company PR (released during a bull market when shareholders were giddy), the shareholders that don't get dividends can always take money out by selling their stock on the open market. Small detail is that the share price is already down more than 20% for the year 2015. Pity those who bought into the hype when it was trading at 80s who are now down more than 40%. Shareholders and Management live in parallel universes.

DJ once mentioned that the after paying the employees one billion,the shareholders will be having a "surprise too". anyone who has been surprised since then?

I hope this is not true but I am not surprised. An investment company Centum decided to form a wholly owned subsidiary to build 2 rivers. The more money they raised the more they kept changing plans to build bigger even before they had completed any parts. They keep talking about all the environmental aspects of the project while there is not a lot of talk about the tenants. The only one being mentioned is Carrefour and the way they started out by being elitist and disrespectful to suppliers I am not very optimistic about their success.

At this point Centum can still keep increasing the valuation of the project thus giving the impression that they are making money but soon they will have a completed or half completed mall with empty shops and that is when hard reality will hit home. They will be forced to show real cash flow and not just fictitious valuation gains but I guess they are hoping by then they will have started on the Lamu Coal plant project and this game of numbers will start again.

^o and if it ever hit the fan @ impunity always know the distribution is never equal. dj will be spinning it half a world away, n the mc will be the cj. the tall pecking order and the anguish of hot air pockets revelation will be stunning. probably great hypothetical business plans or do i say.
