You start paying service charge when you start construction; but your construction must begin before mid 2020. Your construction must be completed by July 2020. Last time I was there service charge was Ksh 20,000 per month and you were to start paying 6 months after possession of the plot (sale agreement is completed) or the day you start constructing whichever is earlier. They want people to start construction quickly and complete the same by July 2020.
Also you can't sell the land without approval of the Development committee. And if you are allowed to sell , you can't sell for more than you paid for it. Any amount higher than the price you paid will go to tatu city. However if you construct the house you can sell at the market price and make money. Thanks for the info. They must have learnt from the other gated plots, which have remained just that, plots, also consider a good number of guys buy the plots wait for some to start developing and sell the same at higher prices. looks like an interesting residence, apart from the fact that you will be living next to an industrial park, the pollution and the trucks clogging the roads, and also the high population of people coming in and out of the industrial park. 20k service charge is too much. You struggle to build and move into your own home and someone wants at least 20k from you forever?

I thought price of the plot was inclusive of Kshs.1M to cover service charge for the first 5 years? If Obiero did it, Who Am I?

This is why it is a no brainer to move to DC The economics of it are just incredible 1. Bigger plots for less money and cheaper to build 2. No crazy service charges 3. New highways, middle class amenities, train services, SGR etc etc opening up DC big time 4. Low population compared to urban slums like ngara so plenty of wide open spaces for totos to jump around in and for pools to be built. 5. All the wealthy urban middle class from Nairobi are moving there so plenty of like-minded company And so much more. As for burying garbage You have given me a good idea..who knows ..perhaps Mugundaman Garbage Collection Services Kitengela should launch soon.

PS.Is there commitment from TATU that the service charge will REDUCE once the various amenities are complete?
