Has anyone been to the expansive watermark business park near Karen hospital. It opened mid last year and one year down the road what i see when i go there is about 30-40% occupancy

I think some of the investors are suffering

i cannot imagine what it would be like to be paying loans when you have 30% of the expected tenants . Not to mention that you may be forced to charge lower than intially budgeted to get better occupancy

And highway mall along uhuru highway. they keep advertising almost everyday kwa classifieds for the last two years.

Kenyans have a way of overdoing everything. There are enough malls in Nairobi now.

Interesting that you mention it: highway mall , walked into the groung floor and got confused as into what the investor was intenting to do here.

A mall next to once of Nakumatt's largest shops. I guess most shoppers have not even noticed the mall exists.

Thanks. Good feedback. This means when Nakumatt open a shop in the same location which I undertand will happen then this mass thing will fade away

Massmart's main shareholder is Walmart - the largest retailer in the world by sales. Walmart have the lowest prices everywhere they operate. It is actually their model. Sell almost everything. Be almost everywhere. Have the lowest prices. Many studies have been done on just how Walmart manage to have the lowest prices everywhere they operate. And they have many techniques from bulk buying to working with suppliers to reduce costs e.g. by reducing marketing costs incurred by suppliers etc. I suspect Massmart will have products at very low prices. If that happens... Other retailers should watch out!!!

Replacing the junction with the roundabout at Natives was a brilliant idea.

Visited the place and found the Game store to have quite interesting products. There was a shopping frenzy and many items were flying off the shelves. The queues were unbelievable. I bought a power saw @15k, a Black and Decker power drill @2k and some fishing gear @1.5k. For someone looking beyond the normal kawaida products at nakumatt, the Game store is the place to go.

They had some nice bargains as you can see on this link:

http://www.game.co.za/leaflets/kenya-leaflet

This other leaflet is meant for SA but all these products are at the store.

I think they should charge an entrance fee for any one who goes without purchaing goods worth ksh 1000.00.

This will sort the issue and they can pay me a commission for this advise

This works at Vipingo Ridge where you pay 1,000/- at the gate but you can redeem the money equivalent at the club house, for the mall charge 200/- for all entering redeemable at any shop at the mall, that way you will kick off the window shopping crowd and collage girls.

And where are the shoppers supposed to come from? At least hiyo nasikia foxrivers iko next to rich neighborhood. These guys would have built a large discount store/supermarket with prices less than any other supermarket and they would have done an Equity in this sector. People from as far as Ruiru would have done their shopping there. Now they only have guys from Thome and garden but judging by their old pickups which pick barley waste from EABL, they might not be people who will spend in that mall.

Whaaaat?

@jaggernaut - Those Game guys used the usual promotion trickery. Kawaida stuff were over priced while electronics and hardware stuff had a good discount.

If you were doing you monthly shopping for the house you were better off staying as far as possible from the supermarket. Even the what was apparently on offer was more expensive than at Nakumatt, and of course the akina Naivas, Tuskys etc.

I passed by on Sunday and noticed two things.

1) I thought I was in Bombay!!! The whole Indian community was there. There must have agreed on their (common) WhatsApp group to meet there!! He he he.

2) I saw people pushing (almost) empty trolleys!!! Apart from electronics and such, people were rarely buying kawaida stuff. They noticed they had just be played. Most of that traffic relocated to Nakumatt downstairs. Both Supermarkets were full of people but the real shopping was being done at Nakumatt.

A tablet that was apparently on offer was still more expensive than what I had bought it for the same week at a Samsung shop!!

Why don't they put up pictures for the interior??

I know it will look nice when it is done but at the moment it is ugly!!

Speaking of malls, what's the idea on Limuru Road? Village Market, Rosslyn Riviera and Two Rivers are within 3km of each other! I can see a Highway Mall occurrence for one or more of them.

What is the future of these mall like ? Wazuan Experts mko wapy? i saw in some cities in the US where actually malls came from there are several that have become ghost malls.Customers stopped coming and so the traders had to close shop.Am just wondering how long this craze will last in Kenya and especially in Nai.Before the construction of garden mall, there used to be that kamall with Naivas next to where Nakumatt used to be. Then came TRM @roysambu. Now garden mall. There will be Naivas, Nakumatt and Massmart who will start the fight for customers.I hope this will be good for the customers but i do not know how long Naivas will last.Ask Uchumi jipange hapo kando .

I think you have a point Kiash

Last Sunday afternoon I experienced a strange contrast when I went to shop at Naivas Mountain Mall. The place was so full that I could not buy. Then I went to Uchumi next door. It was almost empty, on a Sunday afternoon. I can bet this will be the first candidate to close, once the behemoth next door opens.

That small Uchumi has some faithful crowd especially mature wazees wa Garden Estate and Thome. It survived the large Nakumatt that was pulled for the superhighway. Naivas definitely affected it though Uchumi are fortunate to have lower overheads. Time will tell.
All my friends are heathens, take it slow. Wait for them to ask you who you know. Please don't make any sudden moves.

That one near K.U is a sure miss. I see students having a new place to hang out especially ladies...and the sugar daddies may now have a new collection point, not necessarily having to go all the way to Ngong Hostels. I think these people are targetting sugar daddies...because nothing else justifies building the mall there...students get broke at the second week and cant be targeted.

The mall was a brilliant idea considering KU are putting up a hospital and a morgue in place(sorry to link the two) Uchumi as the anchor tenant ndio I see a gamble.

Once complete TRM will look like a ka bedsitter compared to garden city.TRM sales will also nosedive due to its proximity to garden city infact it might be the biggest casualty of all the malls that will be located along the highway

Personally speaking the rate at which malls are propping up is concerning. They encourage and facilitate a consumerist culture instead of a saving culture amongst the targeted middle class. Next comes materialism, greed and eventually poverty and misery because people are forced to live above their means in order to keep up with the rest. What Kenyan middle class should be doing is boosting their savings for investments instead of giving away hard earned money to these global corporations, who care little about the common man's struggles.
