The appreciation rate is quite low. I know someone who bought at 5.5m in 2010. Meaning value has gone up by only 2m in 8yrs.

Plus average rental income of KES 3,072,000 for the 8 year period in review.. Decent return, not excellent, but definitely decent

The yield is low assuming monthly rent of 35K on 8M that's 5.25%. For 10m I will need to charge 50K rent. 10m is two apartments huko Eastleigh and I get 70k rent...maoni tu!!

I think not every purchase should be classified as investment, some do not pay back as such but they they offer the convenience like accommodation while the owner is investing in other locations or sectors that can pay back.
Problems can be very complicated, solutions cannot be.

That convenience is expressed in market as rent. The market is only willing to pay 35k for that convenience so a good price for the units is 7.5M
