In real estate the top strategy is location.

If you get that wrong then forget it, don't even ask the accountants to balance the books. They will never balance.

The entry and exit to that building is wanting, remember tenants have customers who need easy access to your offices !!!

This reminds me of that apartment block next to mathari hospital , the entry will be a disaster ,unless they create a fly over or tunnel

A bad investment (or a good investment) is mostly determined by the entry price in my opinion.

What would be a good price to pick this latest 'mtumba' up? At what price would a plunge into this i-reit be considered to be sensible?
