Guys, we may be ignoring something rather important. If indeed that land falls under the Land Controls Board, there are some rather stringent provisions in ZAP 302 (Land Control) that we may be overlooking (see kenyalaw.org). For example, the Land Control (Minimum Acreage) Regulations, 2005 state that "No land control board shall consent to division or subdivision of any agricultural land into two or more parcels to be held under separate titles if the size of any of the resultant parcels will be less than one hectare."
