Yeah I agree with hardwood here. Alma this seems like a conspiracy theory. If you do have better data or facts, kindly present them otherwise we have to rely on their data.
Also, I as a real estate investor and I speak from experiencewould :
1. See something online (these days only a very small percentage buy houses advertised on newspapers or property mag
2. Do my research on it, area rental market(if I intend to buy to let)
3. Call the broker for more info
4. Site visit then decide
Let's not try catching the canary Mugunda topics here.
Who said that going online is not the way of business? Who said that property firms will not succeed when they go online? Come on I teach that.
But that's not my point is it?
I'm talking about the source of your so called data.
Jumia - Is not a property firm. They are an online platform that charges developers to list their properties. Their motivation is very very clear. They have only one business agenda. Get as many Muganda's paying for their listings as possible.
Any "property analysis" is bound to be skewed towards the idea of "searches", "hits", "facebook likes" etc. Real information is just a sideshow.
Cytonn
As much as they have a school, the only way they will make money is by having everyone in Kenya buying their overpriced properties. That is why they have a newsletter that claims things like Nakuru is the new property center. Just because they are planning on selling some property in Nakuru in the next 5 years..
Again, skewed analysis for the benefit of their real business and getting more unwise clients.
Hass Consult
Again property developers who use the same "percentages" skills again to try sell their over priced properies in Upper Hill, etc

I don't have a problem with the business model. But heck. People like Mugunda, Jumia et al have a fiduciary duty to inform those that read these "analysis", that they have an interest in these reports.
It's called being ethical to the masses. It's a good thing you know.
Not trying to change the subject. I'm sure I will get a Mugunda post on how internet/tech has changed the values of property in the dust bowl. That's being unethical and you know it.
Thieves are not good people. Tumeelewana?
