In nairobi I am always wary of 'value' especially in real estate.
In most cases , the value both land and houses is determined by brokers and middle men, not by market forces. Thus the brokers are always waiting for a gullible person to make the purchase they take the cut and go, try selling that property and in most cases utajua kuna something called perceived value.
But in Nairobi real estate iko na wenyewe, who are not usually in a hurry to sell, and a good number of the sellers are the dead owners kids.
