@Mr valuer
Can you please quote me where i have blamed the offices of valuation for being involved in land fraud . I have only mentioned that its an unnecessary office for a land investor to go wishing to know the status of a particular property. Note:- not necessary .
I also don't see anywhere i placed the office of a lands surveyor in the same league of importance as your valuation office.
For any real estate investor whether the property is a small plot worth 100k or you are big fish acquiring a house or land at a cost of 100mil . My advise is this for the tenth time in very simple language:- its not a must you acquire the services of a valuer but its a must ( ni lazima ) you consult a land surveyor in order for you to be on the safer side of any property transaction.
I am not a lands surveyor but i am an experienced real estate investor
Politics is just things to keep the people divided and foolish and put your trust in men and none of them can do nothing for you...

1. I want to know, what happens when a SACCO official takes off with cash, that was meant for land purchase. What recourse do the SACCO/Investment group members have?

2. Do you have sample agreements for leasing out land? Do they have to be registered etc etc?

I too want to know Pastor...I sunk some funds into a sacco acquired plot that was to be subdivided, they took copies of documents and keep saying the titles are coming. 2 years have passed and I am smelling a rat ....and eti the reason I did this is cause the sacco could do more thorough diligence than I could d'oh!

go to ministry of cooperative development at nssf building 19th floor legal dept. talk to them they will advice appropriately. if the complaints have been substantiated, the first thing they do is issue surcharge notice if cash has been stolen, then theyfreeze accounts of the sacco and issue agency notices on the personal accounts of the managememt committee etc etc...

@ Mr Valuer
Enough advertising and defending your profession, you are making it look worse. Every profession has its crooks and those related to matters land seems to outdo the politicians.
