The CID and KACA only but joined the gravy train. Extra due diligence is required, at minimum ensure the following before buying land in Kajiado, otherwise you will get air.

1. Search is not enough as green card will be having the names of the one purporting to sell to you. Ask your lawyer or the vendor to get a certified copy of the green card.

2. Always ask for the REGISTERED mutation & AMENDED map reflecting the title number of the plot/land from the vendor. This will protect you from the overlap & give you more information that a search cannot.
3. If the vendor purports to have subdivided the land, check if mutation bears his/her name. Confirm the same information with the District surveyor’s office & if possible get the mutations& the amended maps from the office yourself.

4. Do ID search of the vendor from the registrar of persons NSSF building.

5. Gather as much information as you can on the vendor, how he/she came to own the land, who they are, where they live, their wives/husbands/children, offices, history, who are the referrals, talk to his/her past customer, assume anyone selling land to you in Kajiado is conning you and cahoots with the districts land registrars.

6. Always let the vendor use their own lawyer, check online if the lawyer is registered to practice & get a copy of practicing certificate. Let there be a professional undertaking.

@omhangla, 16k/quarter with a title deed and beacons is an ideal price. An acre would then be a max of 65k.

@carygoh, where is the land located? eg Ngong/Ngong, /Kitengela, /Olchore Onyore etc. Some places are more expensive than others based on the value of the land.

Need help. I bought a plot via an agent who was acting for the seller. Unfortunately, The agent convinced me to allow him to process the title for me, for a fee ofcourse. He did it in 1 week flat and I have the title with me. I have done a search and it has come out clean. How else can I confirm the authenticity of this new title that is now in my name. I had seen the transfer documents before he went ahead with title processing and they were okay. This is in Kiambu.

My suspicions were aroused when I saw that the paper for this new title feels like ordinary karatasi, light and smooth with the red stamp at bottom left front page looking a bit faded. Other titles I have dealt with have a slightly thick paper with a bit rough texture. Is the paper used for title deeds in Kenya of a universal type and standar?

Does anyone know how long it takes for a transfer done at the county office to be registered at ardhi house?

Any leads on who can assist me with this ardhi house verification process. My job keeps me tied down and I cannot be able to do anything within working hours.

Who knows if the suspension of the transfer of titles in Kajiado County has been lifted? The ban effective September 2013 was to last 6 months, but I have not read anywhere that the suspension has since been lifted.

@Runner, There has never been a ban in Kajiado. Its business as usual. The Governor tried to ban but title issuance is a central Gov function so his ban never took any effect.
