What is the future of these mall like ? Wazuan Experts mko wapy? i saw in some cities in the US where actually malls came from there are several that have become ghost malls.Customers stopped coming and so the traders had to close shop.Am just wondering how long this craze will last in Kenya and especially in Nai.Before the construction of garden mall, there used to be that kamall with Naivas next to where Nakumatt used to be. Then came TRM @roysambu. Now garden mall.There will be Naivas, Nakumatt and Massmart who will start the fight for customers.I hope this will be good for the customers but i do not know how long Naivas will last.Ask Uchumi jipange hapo kando .

I think you have a point Kiash

Last Sunday afternoon I experienced a strange contrast when I went to shop at Naivas Mountain Mall. The place was so full that I could not buy. Then I went to Uchumi next door. It was almost empty, on a Sunday afternoon. I can bet this will be the first candidate to close, once the behemoth next door opens.

Naivas doesn't build malls, they only rent space in malls. Just like nakumatt, tuskys etc.

Carrefour only coming to The Hub (in Karen) & Two Rivers (Northern Bypass/ Ruaka) so far...just like in their major markets (Dubai, France et al)..they like big spaces!

My interaction on how Naivas & Tuskys function is they use their networks to get space strategically. For instance, Mountain Mall is owned by an acquaintance of theirs...n the developed world, serious retail corporations have fully fledges Real Estate departments that scount and select locations strategically (as I suspect of Massmart & Carrefour)...!

No. Hata on ngong road, within a short distance, you have uchumi, prestige mall, junction mall, greenhouse etc and all are coexisting.

My take:
Junction is on high noon due to impossible access; its next stab on glory is when (if) Ngong road will be expanded.

Galleria: will thrive due to diaspora and Langata people. they are also diversifying into variety center (shops, sports...) and boy they have land!.

Garden City....accessibility may be an issue. Unless they attract customers from far flung areas, the immediate demography does not inspire much confidence.

Two Rivers and The Hub (Karen) will be the malls to beat.

....and to real estate investors - build something in Thika yawa (next to superhighway.)

Mountain mall has problems attracting tenants. It has never got anywhere near 90% occupancy! So many empty shops/stalls. The stalls that are there rarely get BUYING customers. The only happy campers must be Naivas and the pubs upstairs. Even National Bank has been empty the few times I have passed by!!!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

How is accessibility to Garden City an issue, thought with the super highway access issues should be sorted.
Two rivers and the hub will be interesting to see how with time they will fair - considering a good chuck of their target market ni runda na karen, it will be interesting to see if the rich like hanging around malls, that mobil plaza huko muthaiga never seems to have life - though I have to admit I have never spent lots of time inside apart from buying mkate hapo chandarana.

How is TRM doing?

TRM has way much better occupancy rate than Mountain Mall. Problem with TRM is excessive overcrowding with thousands of raia flocking in during the weekends and holidays. At times I even feel unsafe.

Garden City may try to keep us, RAIA we Githurai, away by charging exhobitantly especially that there are residences within the mall compound.

And BTW, why the heck is that Mobil Plaza thing at Muthaiga almost unknown and the way ni ya kitambo hapo.
