I suggest acquiring a piece of Land in Lamu.With the word of construction of a second port there that is scheduled to start in March, speculation has caused a rally in the land prices.
I was reading in the papers that the land that is in the periphery of where the port is to be built was worth 100k @acre in 2009 and by the end of last year it was 10m.
I am planning to buy land there at a place called Mpeketoni.its about 30km from proposed port area but still has high speculation.last time i checked (end of December last year) an acre was going for 350k

Have you been to mpeketoni? Witu?

These place are so interior and presence of infrastructure will no necessarily unlock the value of this land. Commerce will not flourish anytime soon even when the port is built!

The main problem with mpeketoni is lack of title deeds and the squatters.

You can buy 1/4 acre instead of 1/2 at Kitengela and invest the balance in money market at 7-9% interest per annum.

@sanity,considering the amount,investing in real estate especially commercial may be a huge mountain,tho not impossible as you could buy a smaller land say in kitengela,do 2units (2b/r and 1b/r)which cld fetch upto 25k monthly .OR You could consider getting a mortgage,am not sure how housing finance does it.

Ngai fafa... mortgage?? without steady income? that's an express high speed coach to the hottest spot in hell...

I have seen a big building right next to main road where they are letting 2 bedroomed houses for 10k in kitengela... The board has been there for quite sometime now. Would one fetch more than that with flats around the area especially given that you will not be able to get a plot at such a strategic place at even double all the money that you have? How much are the other flats that are abit interior going for?

@sanity,walk the villages of kenya and find where banks havent reached.Fungua equity agencies plus combine with all other pesa agencies.The idea is, invest in a business with a running system, a franchise (kenchic inn) .Maybe after you grow your money ,invest real estate.But above all,invest your money where your heart is!
