Greatwall Apartments - whats your take?

Hi,

There is this property being sold on mortgage. its being financed by Development Bank. What's your take on it.

i read part of the sale agreement which says that interest is 2% above the current base rate...At the moment interest charged is 12%.

Any advice from wazua members.

hi guys the apartments are being financed at a negotiated rate floating on the banks base rate minus 325basis point at any time depending on the money mkt conditions. currently 15.25% -3.25%=12%.
By the way got two units renting at kshs 20000. if one is interested hola.

These units were retailing for 3M until this week. Now each is going for 3.3M.
Deposit was 300k, now it is 600K. I don't think this is fare since there is no additional cost incurred: all of them were commpleted at the same time. Further more, the project is being funded to provide housing for the low end and middle class. I had considered to take one but due to the rise now I can't afford to raise the deposit.

There's also 360 Court at 2.8 with 300k deposit and 2.5 financing. By the same guys SEB Estates Limited.

What's the difference?

I intend to check them out soon.

This offers {Greatwall@3M and 360 court@2.8M and why the difference of 200k?} sold very good offers..

could it be a case of when the "deal(mortgage) is too good think ......." and read the fine print?Think

Good stuff. I see on their site http://www.sebestates.co...d=1&subCat=Vmlldw== they're now listing them as 3.5m.

Very good finishing, spacious rooms, women will love the Kitchen. Slight issue to mention, the toilet shown on the website is the only one in the whole appartment and its just adjacent to the only bathroom (not shown, separate) room.

I noted as they also serve guests, these two private rooms are next to the sitting room. Meaning if you had guests, it might be a tad tricky to exit from the shower to any bedroom. But should be okay for singles...

Guys wake up and smell the coffee..this hses are so overvalued.
I'd choose building my own! plots are readily available in this area and with very affordable prices...

With the deposit of 600k you get 50 x 100 plot in SOYKIMAU with title deed!!!
With 300k you get 50 x 100 plot in Katani/ mlolongo/utawala!!

@Josey are you just out "selling" or giving the best advice more so the plots you promote not yet developed. Advice the plot cost plus the building of a 2bedroomed house cost then we make informed decision.

i was looking forward to owning an appartment in nairobi until i saw the clip in KTN. I will just pay my 8,500 for the time being then buy land and build. hata kama nitajenga na mbao. it is better than leaking roofs and busting warming kits and the possiblity of the seller defaulting a loan, then what? wacha ikae. if it buying a house i will buy yenye iko kwa ground. not the ones floating in the air!!!

The thread by @kyt is proof that building your own hse is the better option however long it might take you.
You asked for the exact cost of putting up a 2bdr hse plus the cost of land.
Land prices differ on location and as i wrote earlier our rates are as follows ie on 50 x 100 plot sizes with ready title deeds

SOYKIMAU KSH 400 000-1000000
KATANI KSH 200 000- 400 000
UTAWALA KSH 350 000
KANGUNDO Rd. (KAMULU) KSH 150 000

NB. Payment can be done on installments of 4 months.

Building costs will depend on your design and availabilty of materials.

For the SOYKIMAU plots distance ranges from 3 to 5kms from Mombasa rd which will also be reflected in the price difference.
There is a good road network though its not tarmacked.

There is no council water at the moment, but we have people who have drilled borehole which can be piped to your location at a fee.
Alternatively you can do your own.

@ kyt..very tru..kenyans should brace themselves for structural failures on these high-rise buildings for sale..not all of them have used qualified and registered consultants in the supervision hence serious flaws within. Buyers should insist on seeing proof of consultant registration and proof of construction supervision e.g site meeting minutes before they commit to buy
