Most landlords don't refund the deposit. They will always look for excuses not to. One extreme will keep playing cat and mouse games with you till you give up while the other extreme will make deductions for "damages", repainting etc. mpaka it just about covers the deposit amount. This makes the
theft of your deposit official - and final.
Best bet, where possible, is not to pay for the final month of your tenancy - let the deposit cover that - assuming you didn't sign an elaborate contract disallowing this and with fines for late/non payment of rent.
Rent tribunal is useless. Last time I heard, it was covering tenants paying monthly rent of 2,000/= and below. I don't know if this has been adjusted due to inflation.
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
