I got into property when my landlord gave me a week to vacate, much as rent was always paid on time and I was a model tenant. He urgently wanted the house for himself when he got a red card at his work place. That was the best thing (in retrospect) that happened to me.
I also learnt that the 1st house doesn't have to be in Runda, Umoja is fine, you will upgrade later.
By the way @robertyawe, does Frank, Joe, Anne and Sweetie ring a bell?

i agree with your view and would like to extend it further by taking the potatoes in the sack.. giving them to a chef.. who turns them into a good meal..

and from potatoes you can make everything from chips, crisps, mashed potatoes etc..

that is english for develop the parcel with alternate options of housing ranging from flats, apartments, maisonettes,townhouses...

of course it depends with what type of potatoes you have.. sweet potatoes are only good if boiled...!

You have realised the big secret the reason why of recent you have a low turn out in your investment seminars, Pole Sana. It is because there are insightful and intelligent info here and it is free of charge. I have been learning and contributing for the past 3 years.

Back to property investment. It is Mungo park idea for you to say buying property (precisely as a group) means registered Investment group. Be informed and educated that groups now in terms of investment has several meanings like :-

Workers Cooperative
Group Of friends
Churches
Clubs
Investment Groups
Societies
Registered Business Entities
Workers Union
Partnerships

As long as you have a trusted representative you can buy in bulk to share among yourselves, the representative here might be a lawyer, a real estate consultant, or a trusted individual.
I put a call to my Kenya lawyer to find out from Hassconsult, asking about Isinya semi serviced plot on offer, to find out if a representative of a group of friends can buy a acresof land and whether it is legally pemited in Kenya? The overhelming answer is yes.

I made efforts to confirm this as I am not a Kenyan.

One of my best serviced plot buy was from my office cooperative society, they are not investment club.

I tell you what, for better cash flow and to have multiple income streams in your business read and listen to the young lads here that give free info about stocks, do not depend solely in real estate. It is absolutely free. If you have such wealth of knowledge, it will not be free , you would have arranged stocks investment seminar. That is the beauty of WAZUA.
There is abundant free knowledge here in all areas of investment.

(ii) the group is of like-minded people
(iii) the group is registered and have MemoArts or similar constitutive documents that govern them
(iv) the price is right and
(v) there will be ready market after the expiry of the period agreed to hold the land?

In addition to @Wendz questions above... why do the members of the investment group have to be self employed?

@ robertyawe - Investing involves taking risks. Taking calculated and hedged risks is not speculation.
