REA...more than meets the eye?

Hi

I've been toying this for awhile now. Forget the business of sisal, but if this company were to ever revalue their land....the results would be simply astonishing. Their assets...property,plant and equipment is valued at just kshs 344m.

1.They have 22,000acres in Dwa, kibwezi. Even if u valued this land at kshs 10,000 per acre, you would get kshs 220m. I don't know what the gong rate at kibwezi is at the moment. Anyone??
2. They have 10,000acres in vipingo. As you all know, 1acre at vipingo ridge is kshs. 10M. Even if you took a value of 1m per acre, ur looking at 10B!!!

Their Nav is 15 which doesn't include the true value of the land. So here if you were to buy, buy and forget till it's go time!! Coz I know the sisal business sucks and eventually they will sell out the land or develop it themselves.

Oh and we haven't even talked about the land they own in TZ near tanga.

@horton revaluation would not have a cash inflow effect until the company is liquidated. What matters is the profits from operations. I doubt the shareholders would agree to sell the company on the basis of un-revalued assets.

@horton. U ar on ur own in this one . When investing for long term in a business look at its CORE BUSINESS and how its faring. Is the core business of Rea Vipingo selling land or making sisal product. I hope u ar just toying with the idea , and never invested in such weak grounds.

@sparkly, I'm not saying today, this year or next year. I'm talking LT, where they might pull off a development company or better yet a buyout by a bigger developer. Btw, revaluation spews out profits that are booked but unrealized.

@qw...not alone, ur "el-supremo" rich, has been slowly accumulating. Check 2009 annual reports where he is at 1.5%.

The land at Vipingo is not worth 10mn an acre at this time.

The Vipingo Ridge project required a lot of capital input (roads, sewage, golf course, dams for water) before it can be considered 10mn an acre.

@horton. Instead of wastin time in rea vipingo everyday anticipatin that the directors will play by ur strategy - which to me is a very vauge investment plan,whynt buy into simba (kcb) now and by end of August u'll be 30% + up in your portfolio........
