Kakuzi...i conservatively disagree.

Thanks to continuing high tea prices... 2010 will be another very good year for Kakuzi. Did you know Kakuzi owns prime land... much better than the crap sold to GoK or NCC... Greedy when others are fearful. Very fearful when others are greedy - to paraphrase Warren Buffett

Sparkly, now at 85 and still going down. Again I ask who is the MD/CEO of this company that people were willing to pay 95/- per share. What's his/her game plan to grow profits?

What would an acre in the region described go for - minimum price? "Makutano on the Nairobi-Muranga Road and runs all the way to Muranga Teachers College in the Makuyu area" @jguru - Asante. @mkonomtupu - Hmmm... I do not have an e-copy of the AR but for those of us who are shareholders... we are happy with what they own... I try to know as much as possible... As is, you may not know but that is coz u have not been to the AGMs or met the folks... Of course it is better to buy at 28/- than 78/- but IMHO... there is value... Greedy when others are fearful. @VituVingiSana: What would an acre in the region described go for - minimum price? My mum recently (Jun 2009) bought land at Kenol. 1/4 acre at 300k. Some church friends of her's later pooled their money and bought 1 acre at 1.4 million. Kenol is prime and growing. Ask anyone who lives in Murang'a or Thika. My uncle lives in Makuyu. He told me early last year, that Kakuzi had cut down all the coffee bushes on their Makuyu farm and planted trees that are used for electricity poles. They laid off most of the workers too. I wonder if the trees grew and they have sold them, making a killing!? There was also a plan to hive off part of the farm and sell it off. Real estate gains? We did some work at Linton Park a few years back. They had an office at Westlands. The MD/CEO then was a Mhindi, but the guys who actually called the shots (driving Range Rovers, of course) were British. With the new ERP system, they cut down on HR costs (down-sized, of course). For instance, anyone without a Masters/MBA could not work in their commercial/finance department! That company is making money. It is run on strategy and the management are shrewdly conceptive. The only problem KAKUZI has is when the rains fail. Buy if you can. But watch out, this is the NSE! Set out to correct the world's wrongs and you will most certainly wind up adding to them.

Jguru-good insight. Kakuzi is a well-managed British farm like Delamere in its hey-days. From what you have said the management prefers to adapt to the changing circumstance- cutting coffee bushes to plant trees(maturity maybe 5 years), selling off farm land for real estate(still on the table). They have recently move to horticultural farming, cut staff costs-a change in strategy. Looks to me like a muddled strategy, changing the MD/CEO, lack of a clear chain of command. The management looks pretty frustrated with the current agricultural policies. ws, There is value but Hmm...All said I would pay 40/- per share for Kakuzi-my opinion

The CEO (Board) are (mostly) mzungus... I think the jamaa referred to by @jguru is the FD or senior finance guy who @jguru met coz of an audit. @mm - Dude... there is no muddled strategy... lakini for u I wud advise... stay away... this is not for you! BTW, Kakuzi also paid off most of their debt/loans coz of high tea prices = cashflow in 2009... Greedy when others are fearful. Very fearful when others are greedy - to paraphrase Warren Buffett
