1. Hindsight is misleading...past performance is not a guarantee of the future.

2. Undeveloped land in Kenya inflates at between 20 and 25% p.a. It's a good rate but not magical!

3. The CPI was 2.45 points in 1977. Today it is 194. Thus the "future value" sh22k sh1.74M in 2019. QUESTION: Would you take 1.74M today and buy land in some remote place where hyenas and antelopes are roaming freely?

Wisdom of 10 elders.

Question 3 is thought provoking.

@Chiaroscurro ...you're certainly right on #2.
Answer to question #3 is 'OF COURSE!' Kshs.1.74M is a drop in the bucket of what folks buy land with.

If the said land is in the path of future development, you stand to make tons of $$ with time. And even if it's not, you'll make less $$ but you simply cannot lose. Unlike the NSE, NYSE or Nasdaq where folks lose their shirts 👕 daily 😂.

I think you didn't read the whole question: here it is again...

I have highlighted the part you ignored.

He answered you very well brathee, funny you can't see it.
I would readily do so as well in fact I did so several months ago and already neighbours kadhaa have started popping up! Katani, Syokimau, Kitengela, Utawala, Ngong etc etc all started out with antelopes buffalos and Hyenas. Heck, Nairobi CBD was WILD BUSH and SWAMP as late as 1860

I, like mugundaman, stopped investing in stocks when i realized they are heavily manipulated. we don't have a perfect market in Kenya and there is a lot of insider trading.
How can a company declare profit and all other indicators in the company profile are good then the price drops?
