Wakina tony_stark are old skool bwana. Allergic to internet/tech Laughing out loudly . I get 70-80% of my leads online and the rest by referrals or word of mouth/on the ground research which is ten times more cumbersome and inefficient. Analog generation will have it rough in the digital age. Almost all Kenyans have a smartphone these days and Kenya has the highest mobile internet usage not just in Africa but the whole world so those who do not adapt will be overrun.

Who said that going online is not the way of business? Who said that property firms will not succeed when they go online? Come on I teach that.

But that's not my point is it?

I'm talking about the source of your so called data.

Jumia - Is not a property firm. They are an online platform that charges developers to list their properties. Their motivation is very very clear. They have only one business agenda. Get as many Muganda's paying for their listings as possible.

Any "property analysis" is bound to be skewed towards the idea of "searches", "hits", "facebook likes" etc. Real information is just a sideshow.

As much as they have a school, the only way they will make money is by having everyone in Kenya buying their overpriced properties. That is why they have a newsletter that claims things like Nakuru is the new property center. Just because they are planning on selling some property in Nakuru in the next 5 years..

Again, skewed analysis for the benefit of their real business and getting more unwise clients.

Again property developers who use the same "percentages" skills again to try sell their over priced properies in Upper Hill, etc

I don't have a problem with the business model. But heck. People like Mugunda, Jumia et al have a fiduciary duty to inform those that read these "analysis", that they have an interest in these reports.

It's called being ethical to the masses. It's a good thing you know.

Not trying to change the subject. I'm sure I will get a Mugunda post on how internet/tech has changed the values of property in the dust bowl. That's being unethical and you know it.

Why does Mugundaman have to be at the centre of all your narratives, papa? I will ask you the same question I asked Double-A some time back. If Mugundaman did not exist on the surface of this planet, how would you respond to my original post at the beginning of this thread?

You cannot go through life worried about whether Mugundaman has a "hidden interest" and is "pulling some trick" that will disadvantage you in one way or another. If you are not careful you will start seeing bogeymen everywhere like Tony_Stark and crew..consequences of tonnes of cheap busaa and bangi mbichi taken very early in the morning!

Where on this entire forum have I EVER tried to sell a single dustbowl plot or property that I own to you or to anyone else? Quote me verbatim where I have done so and I will gladly pay you 100k pesa tasilimu cash money for this! Otherwise all this polojo and Mugundaman stalking is wearing thin. Let's address facts and issues please!
