If you think growing and decline mean the same thing, go and claim your school fees from your English teacher. And while at it, see your match teacher too because I fail to understand how you can pull a study that clearly destroys your argument.

And what Who has talked about negative equity and where?


Now, two reports, including one that you pulled, say you are wrong. And based on that, I think you are simply deluded.
