This article will make you all very happy. Henjoy. Na msiseme "Mugundaman is Kamanu, the Pope, your neighbour's cat and Idi Amin resurrected all conspiring on Wazoo to sell plots!" https://biznakenya.com/how-kenyans-get-conned/
Quote: How Kenyans get conned: The following is an illustration of how thousands of Kenyans have been getting conned by land selling companies who allegedly sell cheap plots that are commonly disguised as prime parcels. It’s author is unknown:
“Somewhere far from Nairobi , there is cheap barren wilderness lying Idle .Then Kamanu of Kamanu Properties Ltd gets wind of it from his “investment scouts ” .
Kamanu buys 2 Acres of the land for Sh. 200,000 per acre from the peasant owner pretending to be working for a church based NGO. Kamanu Subdivides the land into 14 plots .
He plans to sell each plot for Sh. 350,000 . If each plot is bought ,Kamanu will make a kill of Sh. 4.5 million. But how will he sell the plots in the middle of nowhere? And to who?
This is how…
Lease a 42 Seater bus and fill it with 20 fake buyers. Each fake buyer is supposed to come with one potential buyer amounting to 20 potential buyers . The fooling line is “TRANSPORT AND FOOD IS FREE ” Each fake buyer is paid Sh. 5,000 per trip.
In total Kamanu spends roughly Sh. 140,000 per trip , that includes transport, food and fake buyers’ fees.
On site, the fake buyers are supposed to “show a lot of interest on the plots ” and the majority will buy quickly, giving out fake cheques to Kamanu on the point for full amount of Sh. 350,000 .
The target is to have at least 2 potential buyers duped into buying the plots . In total, Kamanu plans to have at most 7 such trips with different potential buyers but same fake ones. At the end Kamanu will have spent a total of roughly Sh. 1.4 million, including the price of the land and fake trips , Making a profit of Sh. 3.5 million within 2 months . RELATED Costs of roofing materials in Kenya that'll make your house outstanding
Whatever the buyers will do with those pieces of wilderness, it’s none of Kamanu’s business.”

Despite the kinda of con-game it is important to remember that why it takes place. What could make Kamau risk his money to pull such a move?
He is addressing a need. And as long as such a need exists, Kamau will always make money unless the buyers become wiser by joining hands, approaching the land owner buying the whole parcel then sub-dividing amongst themselves.
In the 70s land buying groups was the norm. Today land acquisition is been spearheaded by private companies.
Kamau keep up. Heaven is not creating more land.

Let Kamanu do what he does best. I have personally bought and sold land and my experience is as follows: 1. Getting big pieces of 2 Acres and above is not easy. It takes time to scout for the land, negotiate prices, enter into agreement, placate spouses & relatives, subdivide, register transfer, subdivide further and process the individual titles. Whatever profit Kamanu earns is well deserved. 2. Many people are comfortable buying plots with ready title at a premium where the hard lifting has been done for them. Life is short. Live passionately.

@ Coolbull & @Sparkly, Exactly! And the last time I checked, in a capitalist country like Kenya, selling a plot on a willing buyer willing seller basis is not a crime. This is why I find it amusing that the trio named above are offended that plots are being hawked here by others in an alleged grand "conspiracy" of faceless handles on Wazoo. As if even if it were fact, it is a crime of some sort

Willing buyer and willing seller is alright with me. I do have a problem when @Mugundaman ask the serikali to put a sewage line and a tarmac road in the middle of no where that has no economic value on the tax payers tab. Focus on building roads in areas that need the road to Wajir or Mandera and not in the middle of Nairobi National park conservancy area. Nonetheless I am happy for you and Kamanu and I hope your buyers remain ignorant and stupid so that you ca grow rich! Nitakuombea

When was the last time gava put a new sewer line anywhere? In fact in Jewel in the Crown (Kitengela) we are saving you serious shillingis (and potential cholera outbreaks!) by changaring to put our own after getting tired of gava to do so. I am on the BUY side not the sell side. I do not support Kamanu's methods from a moral point of view but I agree with you, he has committed no crime.

Of course not. There is only one Mugundaman and if you go through all his threads and posts you will not find a SINGLE one on the sell side. Why would I sell pure gold for worthless paper moolah?

I thought they are the same person! MugundaMan wrote:I hear you bro. In my experience in this business in our beautiful country, patience is golden. A year later I revisit the place and I'm having trouble finding the plot because so many new developments have come up around it that the place looks completely different! Hitches and glitches are always there in service provision (eg delays in getting title or borehole delivery as you mention) but if you are with a good company like Optiven and others, they always deliver in the long run.
