You can see the joy in his face that he finally owns a mansion. It's always good to see a Kenyan succeed especially when we remember where most of us were before 2002.

Indeed! And this is what I have been harping on since I joined this forum. Many Kenyans do not know the incredible opportunities available to them given the amount of resources gava since 2002 and its partner China have been pumping into the Kenyan economy, that is causing a ripple effect on all sectors, real estate especially! It is just a matter of time before a main tarmack road hits every single major artery between all suburbs and towns in Kenya. Those who position themselves ready to capitalise on this fact will do very well for themselves in the long term.

Isn't that the same logic that is now leading to over supply of commercial building space and malls??
As infrastructure improves so does the supply of "good lands". Naivasha, Machakos ngong etc become easily commutable to CBD why bother with dust bowl?
Consumers become more choosy so even if you do make capital gains it might end up being slower that government paper and all these are possible realities.

I never trust anyone who has be a blanket recommendation of buy buy buy anything. That was the case for the NSE 2002 - 2006 buy buy buy would make money every time. Which isn't the case now.

1. Ngong IS in dustbowl (Kajiado County) last time we checked.
2. Thank you for acknowledging that capital gains are being made. I wonder why this bothers you so much that everyone in the sector is making consistent cap gains. Are you a communist? I remember a lot of commies..wakina Castro at UoN were of your generation :). Those guys really hated money!
3. NSE and real estate in Kenya are two totally different sectors as I am sure you know.
4. Nobody, not even Stalin has been able to repeal the immutable law of supply and demand. And believe me he tried. To the point he slaughtered 10 million souls to prove it, but he still failed miserably. Wake me up when the housing deficit in Kenya has been bridged & GDP (and population) growth hits negative figures and maybe I might listen to anything you have to say on this topic with a little bit more seriousness.

You land prophets always show up in Wazua market your products grow and eventually fizzle out.PRC, land merchants and other land marketing were all in Wazua creating doing lead generation. @Mugundaman you are not the first land prophet on Wazua and you wont be the last. If there is anyone who is a self proclaimed prophet who can see through the internet to know who Mugundaman is and what he does when it comes to real estate it is none other than our good friend tony stark who in his infinite wisdom and staggering powers of clairvoyance, says that property sector in Kenya is doomed forever and prices everywhere are collapsing because Java got demolished in Kileleshwa! If that does not involve some amazing prophetic powers of peculiar origin then I do not know what else does. Pray tell, when have I ever sold a single property to anyone here? Go through my posts carefully, I am on the BUY side of things and have always been. But of course to you who sees bogeymen everywhere even under your bed and from NTV I am not surprised that you "hate" anything to do with property, as if anyone has put a gun to your head forcing you to either buy or sell! :)

I am impressed how the home owner has planted trees and other vegetation and transformed his 1/2 acre plot in kiserian until one would think he is in "leafy muthaiga". If only all home owners in the suburbs, including the dustbowlsmile , would do the same. Just like karen, runda, loresho, lavington etc were all transformed from coffee farms to what they are today. One can create his own "muthaiga" wherever he lives and all suburbs would be leafy.

Rental flats need to be connected to a sewer line thats why the 279 landlords have come together, but for private homes on even a 50x100 one can do a septic tank or biodigester. Hata huko karen and runda hakuna sewer line but a septic can serve you for ages.

I like this, we recently collected funds along our access road had it graded, murrum and compacted plus a decent drain done, plus had all the street lights repaired,all for 150k which was only about 2,500 per person
sometimes we need to do it ourselves since if we wait for our taxes to trickle down we shall continue to live
in degrading environments.

Kenyans are funny. They buy 1m plots in the middle of nowhere without power, sewer, roads, security, fibre, basic facilities and building regulations. They then build a 20m mansion on the plot. Si afadhali people buy a 4m plot in a controlled development like Migaa then build a 16m house?

It's already happening. Dustbowl towns are still very new. Most homes in Kitengela for example are less than 5 years old! So the trees have not had time to grow. Prior to this it was open plains and the Maasai made short work of all the budding trees and grass. Now that the properties are being fenced the trees that have been planted can grow unhindered. As more people inevitably develop their plots, the more leafy the place will be. What amazes me the most are those fellows who put cabro on 100% of their plots yet have a single bungalow or maisonette on it. I cannot imagine living in a place like that with no trees or shrubs!

Some Kenyans are even funnier. Why are they so worried daily that other Kenyans have chosen dustbowl and do not want to be their neighbours at Migaa? Si they start a Migaa thread where the wonders, beauties and financial brilliance of investing there can be extolled day and nite? :)

Gives the property owners a sense of ownership in their own neighbourhoods. Someone who has a stake in something is less likely to damage it and will glady help in maintaining it. That's how the concept of gated communities came about. If you wait for serikali to come build your toilet and your road inside your gated community you might wait 300 years baba. Run for president and change this for us otherwise it is a waste of time telling us what we already know :)

I don't know which school you went to but 320 landlords in Kitengela is not a "gated community". That's the beginning of uncontrolled developments aka slums.

So the next 150 landlords start building theirs and soon enough the gov't does nothing but preaches how you should all own your community and build your own roads.

I mean come on.

Those landlords are silly. They've been had, been took and bamboozled. So where are they going to dump their shit, for a lack of a better word. At the county waste disposal unit? Who's going to pay for it? the county? Who's going to manage it? they county.

My fren this is a very slippery slope. If you want good housing follow sparkly's advise and stop buying buroti maguta maguta. If you want to be a slum lord, there's a thread on wazua on the exact process. You can't be both.

If these slumlords really see a need for building shit holes, then they should organize themselves and start voting in like minded individuals.

It would be cheaper. I can guarantee that.
