Best upcoming areas in Nairobi for Bedsitters construction for rent

I am looking for relatively virgin areas to build a block of bedsitters for immediate rent. By virgin, I mean an area that is still upcoming and where plots are strictly 5m or below with bedsitter rental income of about 6-9k. Some of the areas I am thinking about include Katani, Joska and Joska/kangundo road. Please give me some insight into other potential areas I could consider that will be thriving in the next 5-10 years. Thank you.
