I know of a case where a bank did everything required in law and charged some land. After loan default, that is when it came out that it was a road reserve. Sad Sad Sad

i highly doubt if a lawyer would agree on purchase of land without a title . it cant even be in a fraction of his thought . And using Beacons as a way to prove a land being legit. I have seen so many places where they have put beacons and people ended up being conned. so for me titles are the main deal when it comes to purchasing land, it mitigates all forms of land buying scams. so my best advice is to get a title , confirm with the land department, have a meeting in the presence of the fellows family. Because it can make you get into a whole sac of shit. when trouble with the family arises. Kajiado to me is a nuyer beware, to many beacons there and many people get scammed. the deal is good but mught come with very harsh outcomes.

You made me check how long it took me to resolve boundary issue relating to my land .. dealing with Kajiadao land registry and The Courts; took me 8 years as well. Only buy in areas where there are no boundary issues, like somebody has already developed and been living there for years; listen to neighbors too whether there are any issues; some saccos too have issues with boundaries. Never be rushed to buy .... due diligence and use a lawyer.

@Obiero, I have invested heavily in Kajiado, and when I say due diligence, forget too much empahasis on lawyers and surveyors who sit on desks and push paper work. A Masai herder boy, is king. He knows all the beacons by virtue of traversing massive lengths during grazing, meets both the owners, the brokers and thieves daily and can tel you without blinking who owns the land. The worst land to buy is one with FOR SALE sign as it is heavily in the rudder by crooks ready to pounce. One great way to buy land there is to meet the owner at their homes, forget offices. Rarely would someone con you in the presence of their spouse and children.

@Gathige, Surely, we can't all work like this? If the system is broken, the the herd's boy can be compromised too (technically this is what you do anyway).
