Makao - 50 House Design

My Mind is still on an overdrive trying to find the most cost effective way of constructing a solid, modern, sort-after, High income returning Apartment complex in the greater Uthiru area. a4architect has given us lots of insight on construction but I just want to ensure I have explored all avenues....

So yesterday I contacted HFCK and they have this so called Makao (Funga Stress, Fungua Makao) thing going on....

They literary do everything from Architectural designs, supervision, all you have to do is show proof of Title, some income documents and pick a design of the property you want from a list they are calling 50 House Design (See PDF on the link below including costs).


They will do the rest and they will call you after the duration agreed to collect the keys..

Has anyone of you or someone you know used this model?

PS. considering it to save the mafundi headache and the fact that I will not be around to oversee the construction....

Question is how much of a premium are you willing to put on the lack of headache to build by remote control.

Penny stocker build his at about 25000sm, which is 5000sm cheaper than Makao cheapest option. Assuming 10 units, thats more than 3M more!!!

And if you can achieve pablo and lutz rates which were less than 25000K, the savings could be more!

This might be a good way to go if one is far away and cannot attend to the construction themselves. I'm considering the same but would like to hear of other people experiences with the process.

@simplicity - Very interesting product they are offering here. I guess my concern will be the quality of work and finishing. I'm not saying they do shoddy work by any means...just something to think about. I haven't seen any of their finished work/product but you also have to remember they are in it to make a profit. Their shareholders are after eps at the end of financial quarter or year. Hopefully somebody here has had the experience and will be willing to share. Finally, are you willing to pay the 10K/sq. meter for less stress? The stress is where the thrill is during the construction project! Good luck!

Most ideal situation would be, I be present to make sure that they are doing what they promise they will do and sticking to the quality I would like if I were doing it myself. However, distance is not on my side, they ask that you have a local representative all through the project and that is where I will get a good set of eyes to make sure everything is followed to the T.
Part of the reason most of the people who left home to look for greener pastures (I don't like the word diaspora) don't develop their properties back home is dishonesty amongst anyone you entrust with your hard earned money their parents included.
If this is a product that banks can promise and deliver to people's satisfaction and within stipulated time and budget, then you will see a lot of idle plots with NOT FOR SALE signs developing.

If I have the ability to pull your 4 family (3 bed/2bath) flat budget Ksh. 5m kind of project, I would be a happy man.

Let me know what you think or would do based on the situation I gave you...

Simplicity, I understand your situation. I guess my case is different. I am one of those who left home (been out since 2003 - I came here to attend college) but everything that I've been doing back home, I've used my mom as the project manager and I couldn't be happier...I also take care of her, somewhat! Started the 4 unit 3bed/2bath project while I was away....visited home when the project was half way and after it was done - luckily I have a job that gives me 2 months off every year, so I am able to do that! But your fears are well founded, I've heard of horror stories! I hope you can find something that works for you!

@simplicity, thanks. constructing a house is easy as long as you dont try to reinvent the wheel. one you appoint the consultants, then move to actual construction with a contractor or foreman/fundi depending on the complexity of the project, then the consultants supervising, its easy as ABCD to move from design idea to building completion.

hi guys this is interesting, am also looking to build a one bedroom flats on a 1/4 or 1/8 acre within uthiru and kinoo by december 2014. as everyone is asking here i need to know the costings of every bit from s=the foundation to the complete structure and am also trying to avoid loans much as i can. i have a plot i bought at 4m and now the next step is to build rooms for rentals within the shortest time possible so that i can start to recover my expenses.

@westkate - My advise to you would be to get a quantity surveyor who has experience in Uthiru to do the costing. Use the document as an estimate or guide +10% for any unforeseeable stuff that might crop up during the project! Good luck, it can be done!

Hey, did you ever get to do this? How was the experience? Was the quality up to par? How did they do in terms of sticking to the projected costs and timelines?

I'm right about where you were when you asked this. I have a couple of contractors who have provided informal quotes which are less than what Makao/HFCK quoted but I'd be interested in how it worked out. Thanks.
