Is thika the new nairobi?

now that thika golf estates and suraya are developing huge estates in thika, will it be the new nairobi? me thinks its part of the real estate bubble that will burst soon..d'oh!

The areas to watch are those being opened up by the by-passes - embakasi, ruai, ruiru, kamae/kahawa west in my humble opinion.

The super highway will definately open up Thika. But it will need new and massive economic activities before it becomes a small 'nairobi'.

Just a thought - is the sewerage and water system being developed/expanded in tandem with the new hosuing developments?

The water and sewerage works planned for the next 5 years aim at addressing the present demand and i believe there is no master plan to take account of the newly opened up areas. You could argue that the reforms in the water sector have flopped and developers are on their own.

It takes a lot of investment to put up the water and especially sewerage network. From my reading of the thika water and sewerage company( and indeed any kenyan water company), it is unlikely that they will have the funds to lay the sewer network.

The water reforms ran into headwinds: Resistance form councilors, lack of funds, poor work ethic (ex-council staff), high loss of water (unaccounted for water), poor collections etc. But IMHO, they water sector is much better now.

So the developers will have to sort the issue themselves and offcourse load it on the house price.

I agree with you.

There are two complete projects in thika which I would guess have not reached even 10% occupation.

One is near castle breweries next to the cemetry there. The other is the flats near leather industries of kenya. At 4.5m and 3.5m respectively no sane person from thika itself can buy these.

Just buy land (i think 40x80) for even 900k in landless, gatundu etc and build your house for another 1.5m.

Especially the flats, 3.5m to buy only the walls, no way!

Let's not forget that lots of people will also keep off due to the safety factor...we recall the 'evictions' following the post elections violence. Hence Ruai, Kitengela, etc will be a safer bet.

....i got no doubt that the new highway will transform not just Thika but all the way to Kenol township...indeed it will affect the entire Mt Kenya area. Nothing will stop this not least the perceptions on safety!!!

...a simple study of the rate of increase in land prices will confirm this.

...as we speak there are folks who commute from as far as Muranga and Karatina daily.

...Methinks the undoing of popular Rongai is Magadi & Langata roads.

The muranga & karatina fellows are operating from their shags and will have no reason to move to thika and pay rent or build new houses
