I am happy with 29%! We can't talk about a possible over supply in mall space and still slate Centum for having limited exposure in that space, circumstances that led to that not withstanding.

Again, that's just the nature JVs. If you don't have the money to go it alone then you need to humble yourself and do what it takes to get the money to complete the project while protecting your interest. It's better to do a JV rather than have a stalled project. Sometimes heri nusu shari kuliko share kamili.

Additionally, Centum has been able to continue to diversify it's portfolio. No matter how promising something looks diversification wins in the end.

Also don't forget that Two-Rivers mall which sits on around 11 acres is just a small part of a bigger project. Centum is still the majority owner in the bigger project which sits on the balance from 102 acres.

Even for the remainder of the project, if they do JVs, the better!

Its open, my Maths will come by may when they do their FY2016-7 results. Can I sell before that? No i will even try to buy more as there is possibility of the price rising from now.

Tell u what, the 1B for 100acres is very good value. Thats 10m per acre! Only concern is if they took 1B from coop to fully purchase the land purchase then :
1. what did they tie down as security?
2. What did they do with the 782m they got from the sale of carbacid?

Karen = The Hub &The Waterfront

Westlands/Parklands = Sarit Center (3x Expansion), Westgate (2x Expansion), Diamond Plaza (2x Expansion)

Malls are overdone similar to hotels where everyone is getting into it.

Havent been to garden city of late but hear they are struggling with tenants? Same with greenhouse!

In my opinion, they should have done a world class theme park, which would accomodate a relatively smaller shopping/recreational and dining area.....water under the bridge!

However, the carlsberg partnership sounds like an interesing preposition for Centum and considering that they hold a very small stake in 2 rivers.



Still we are not there yet. Kenya is growing for the world not for Nairobians only. We want to be peaceful and keep peace and Nairobi will be another Dubai, Singapore, Beijing, hongkong, etc where people will come for services, shopping and relaxing
I dream a Kenya with no crime, a Kenya where people are honorable like the Japanese. You demonstrate peacefully and go home without breaking a grass or a sand. I want a Kenya with no slums, a Kenya with equity and brotherhood. A hardworking country with zero corruption.


That will only happen with proper leadership...Most likely not in our lifetime...
