Thanks for this...I will also keep off..Mhasibu sent an email yesterday asking Juja I members to avail PIN, ID copies & 3 passports by 2pm today. I found one day notice unrealistic

Too far from?Perhaps its targeted at Nakuru members since its about 22Km from Nakuru town.Plus "areas with potential" are always much more expensive.So the Saccos/Investment Coops love land that is affordable to many many members.That is how they make a profit.

I was also in Bahati and I agree with you.The road is a nightmare and the surrounding environment seems dormant.I think the Kabarak ones were a better bet.

Agree with Heri, unless you are buying that land for farming, its a no-no for me, it will take centuries before you get a good road, electricity and water. Plus disposing off that land will not be easy.

I was thinking, assuming that road was tarmacked (though it seems unlikely in the near future) perhaps it may change the situation. But all the same I think the main beneficiary will be the society. I also have my reservation about it especially the asking price does not match the expectation.

Discussion on this matter was over 1 year ago. Its now over 5 years since we bought Mhasibu Juja plots and no title deeds. Any new development?

I paid for Ruiru 3 one and a half years ago did plot selection in September last year, all payments made, no activity on site, office giving minimum information on progress. My worry is considering Ruiru 1 and 2 titles are yet to be processed, yet the project were sold over five years ago, titles for Ruiru 3 may come out in 2025!!!

Seems you don't understand how things are done here. Sorry some of us have been waiting for titles from UoN sacco since 2009 till this days we go to their offices and help them come up with new lies since they ran out of them

I am a member and have bought two plots from stima investment in Juja, their titles come out within 1 and a years-so don't blame the county government-.No hustles, step by step information on inquiry. But for mhasibu they specialize in keeping people in the dark. the lady at the reception has no idea what is going on, the guys with information are never available.

In Mhasibu AGM, members raising lots of queries on the housing company, no clear answers seem forthcoming.
17 projects, 3 in court almost all projects incomplete, a fraud case.This is a mess.

You guys are being taken for a ride. Juja/Thika/Ruiru titles are normally out in a couple of days/weeks without pushing - freehold titles.

Are the title freehold or leasehold?? Leasehold ndio shida kiasi!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Is she the same person called Lilian? Then if she is the one She is super rude. I pity her hubby if she is lucky to have one . Man she made me feel sorry why I called her to ask her how to become a member . Thank God she showed me what was to come so no need to bother .

In most cases Housing/Investment and Sacco should be independent of each other with different directors and all. That is the model adopted by most successful entities.

The Housing/Investment wing focuses on investments and the Sacco focuses on savings and loans. Members should ideally belong to both (independently). They benefit from discounted prices and dividends from the investment/housing wing and benefit from loans and dividends from the Sacco.

Combining Housing/Investment and Sacco is always a mess. For starters, Saccos main mandate is to provide members' with CHEAP credit while the investments wing is to MAXIMIZE members' returns!!!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
