Does anyone know how much land in Tinga or Ol Tepesi is at the moment? Some people are selling what seems to be cheap land there and I'd like to find out the true market value before I commit. Anyone with information?

Also, are there any planned developments in the area in the near future? Looking around Nairobi, Magadi Road seems like the one part on the outskirts that has not yet been exploited.

Lots of advertisements on newspapers, prices quoted for 1/8th , 20kms from olepolos can be as low as 80,000kshs to 150,000kshs

@DBLyon, two words, Buyer Beware.

The stretch being marketed as Tinga/Ol Tepesi stretches slightly after Olepoos all the way to almost Magadi! The price depends on where the land actually is located. There are no developments on that stretch and mostly what is going on is speculative buying as the land can be dirt cheap. 3 yrs ago we bought 100 acres as a group for 120k/acre. Prices may have changed but not substantially- max around 300k/acre within a range of 10kms from the main road in areas 35-45kms from Kiserian ( the place si quite far). There are many conmen on the loose in that area. The other main challenge there is identification of actual land when buying. Due to the huge land expanse, mostly people get shown land near the road when the actual land is as far as Magadi in the interior. Chiefs normally assist as they can help a buyer match the sellers land with actual locations.

@Maka: 170k for an 1/8 acre. Or 800k per acre. This is 2km before Tinga shopping centre and 2km off the tarmac.

@Gathige: The land has been surveyed and has beacons. The subdivision costs are pretty steep for everyone is on the take.

@omhangla: 350k 7km from Tinga town seems a little far. I like the proximity to the town. The town is blossoming unbelievably. Far faster than Kisames town, which relies too much on the 'nearby' Kiserian.

They say that universities have bought land there but then...these are things people normally say wherever there is vast, open land.

The signs of development are certainly there...an independent petrol station (the kinds you should think twice before you fuel at) has even opened there. It is very quickly becoming vibrant. Hence my interest. Kitengela-like.

Dear Kenyans , let me ask, what is the value addition in holding land ?

Is the value creation the population growth or what ?.

The economy can’t grow because of speculation and that why I am interested to know.

@DBLyon 170k for an eighth?ummmmh i find it too expe for 250k thereabout I can get an eighth at Kisames where that road to Suswa will pass through...

@Maka, Just before the dam along pipeline road, on the right ( about 2kms from town) and approx 2 kms along the road to Oloseos Sec School there are several.

You can go wrong with land anytime any day. Tinga is only 70KM from Nairobi. Its a good time to buy when the place looks unattractive. I have 2 plots there with titles and the price i bought is very miscellaneous.

isn't there an oil prospecting block thereabouts? last i heard is some well connected people bought large (large) tracks there with that in mind.

Classic example of speculative buying . Because there is rumours that 1.well connected people buying 2 and there are chances of oil... well what if it's a 1lie that there are no connected people buying and 2 there is nothing as such as oil not even water ?

well this could be rumours too but is there an university, case and point Marist university putting up a campus near tinga town on the proposed greater bypass. Is this true or a falasy
