What's the actual size of the entire plot? That could be considered as a redevelopment plot as opposed to being an income stream because at the moment, that is not the highest and best use of the plot.

As such, research more on the cost of the land. On the erected structure, calculate its cost of construction and use a value 50% of what you will get. Jumlisha yote and you will get an idea!

I stay next to Bluebells and getting a Rental house at camden Olonyori or bluebells is hard the demand is extremely high. Camden the few houses you find empty are the ones that have not sold. Greatwall has small issues with high cost of water and sewerage @5000 a month.but still its has an occupancy of over 90% jan to dec. So for investments its a good buy and capital appreciation alone can tame those mortgage rates if u can buy for 5m on any mortgage rate and most will sell at 7-8 in 3 years.Olonyori is sold out, Greatwall sold out Camden has several units bluebells still has units their price are high but i think they dont mind they know there is no more space here for more apartments because the only vacant 10 acres block is next to kcaa mast and the have a height restriction of i guess 3rd floors. If this 10acres is sold and the developers puts up nice townhouses then we will see values going up because from here the next area available land is athiriver 10kms down.

Electricity/power outages you have forgot to mention.
The jam also is a major problem.Beijing road they should put proper tarmac like for a highway and do away with gabbro

If Syokimau had nice town houses detached and sitting on an 1/8th acre they would go very fast like hot cake.
Town houses similar to Juja south estate or fourways junction
