The advert on page 44 of DN is misleading. To say that greatwal phase 3 is complete is hoodwinking people. Because IT IS NOT complete! We are suffering with lie.

Lets not over analyze. If you like and have the money (cash) buy. its a three bed-roomed apartment. The downside is that you have to wait to get your house to be built. 4 million to me is a good deal for a three bed roomed apartment. The location is great if you have the future in mind. This a property that is a guaranteed return on investment especially rents and appreciation. Pay a visit and look around then comment. If you have to mortgage don't. buy a plot and build.The end payment from mortgages are onerous. you will probably end up paying more than 4 times the value of the house.
Be advised i hold no brief for the company this is a personal opinion.

In Kenya , unfortunately, anyone, including yourself, can buy land, get round through approvals, hire laborers to construct then sell the houses, all without any professional input form architect/engineer etc and get away with it. The risk is then borne by the buyer. In other countries eg south africa, usa etc its next to impossible to circumvent laid down best practice/procedure for real estate development for sale to the public. I usually get emails from buyers in such situations but the current law doesnt cater for their compensation since its a willing buyer willing seller basis, without any mention to contractor and consultants unlike the best practice internationally whereby there is a fall back position. The real estate consumer protection laws in kenya need to be revised to be similar to south africa/usa etc to ensure developers follow zero shortcuts before they are allowed to sell to the public. Name and shame before they collapse on us. @a4architect, is this project suspect? @pesa nane, the only fool proof method to check on structural integrity of a project is to ask the seller if he can give you the structural engineer's contacts so that you can verify his capacity to design such a structure. Verification is simple. If he is registered by ERB, then its safely assumed he can handle such a building. You can go further and consult an independent structural engineer for a more deeper analysis. Currently, there is a machine that structural engineers connect to a laptop then it automatically gives the structural design of the building, like sort of an x ray where it analyses how the chumas inside have been set up. Such analyses are good for people who are buying a complete building as opposed to an individual apartment whereby the risk is quite small. As Iron Sharpens Iron, So one Man Sharpens Another.

Hi good people of Wazua. How much would a two bedroom bungalow with a front yard and a small backyard cost in Imara Daima. The owner is asking 7m, has a pathway to the backyard close to the railway station and all fenced in by a stone wall. price is a little negotiable but would like to know what is the going price of similar houses in the neighborhood. Any help?

Got a house near greatwall. I think there lots of apartments mushrooming around and they keep growing. The apartments around are also not full camden(share a wall with great wall), Bluebell safcom (opposite greatwall) and they still building others. I think the rents will come down or stay low in the long run. Unless the railway projects makes more people to move towards the area. I work so I can afford the amount of alcohol required to continue going to work
