is there a train station nearby? i see this a lot on marketing for land and always wonder how beneficial the railway passing through is to land if there is no train station near by.

At some future point in time, the SGR will pass there and you will be compensated by the govt at above market rate or a train station will come up which will turn your kaburoti from a residential property to commercial property

Heee!!! I totally agree. Land prices is Kenya increase very fast. @Sunshade listed this plot for 1.4m yesterday and today he adjusted the price to 1.6m. Imagine if I had bought it yesterday. I would have made a cool 200k in a day. He he he. The railway line must have moved closer to the plot!

Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Not surr about the value of the railway. But if anyone is interested in Kitengela I have 2 1/8 next to Kitengela International School and touching old Namanga Road. Each at 1.4M

Hehe if I were the seller I would not mention that railway line unless there is a station nearby. The noise will be a headache if trains keep passing there at night.
