I agree building in some of these areas is a hustle,is it possible to get a plan approved with a certificate. What will happen to all those houses built without city council approved plans?

Hi Skerians,

I am in the design process for 4 bedroom (approxmately 3600 sq ft) townhouse standing on half acre of land in Garden estate. The land has black cotton soil. I intend top start construction in the second quarter of 2009,where I will source for suitable contractor to oversee the assignment. I am considering buying all materials with the contractor providing labour and supervision of entire process. If i found suitable contractor I can outsource the entire process. I would like to get estimates of the total contruction cost although my tentative budget is 5m + or minus 10%. Please share any experiences,and also provide references of QS and contractors.

Happy New year and God bless SK community

@Luttz,
How's the construction going on and are there any experiences you could share with members?

Please shed light on how you go about construction of residential properties in areas where you cannot get council's (read NCC) approval due to lack of a title deed to accompany your plans. In this case,the seller gave you a 'ownership certificate' pending the processing of the titles for sub-divided plots. Also,its not that you are the first to construct in the area,the neighbourhood is full of mansions and bungalows and none has a title.

A common situation in areas such as Kitengela,Athi river,Ruai,Utawala,Syokimau,Thika,Ruiru etc.

Those with experience,kindly share
