Wazuans please advise .Buying land from a bank (XYZ Bank) which sells on behalf of vendor ( X Land Investment Co)The bank promises titles two months upon final payment .More than two months now titles are yet to be given.Who is obligated to push the other to provide titles? Buyer to press the vendor or buyer to press the bank or the bank to press the vendor to provide titles to the buyers? A Theory of Everything.

It all depends on the agreement. Who is supposed to do what? Anyway, I think you should push the bank, being that they are the Owner's appointed agent. Did you state the completion period in the agreement?

From the statement above, the vendor is th one with th obligation. The bank is there as an agent to collect fees.

Were the titles available or to be processed? Sellers sometimes promise titles but ultimately it's the lands office that determines how long it takes. Unless you are suspecting some thing I think two months is still a short time. However, communication is vital. You need to know what you are waiting for and why the delay.
