HAFR and HFCK the proxies for real estate winds of change as the asset class cycle flips. A time is coming when it'll be long equities and short real estate.
$15/barrel oil... The commodities lehman moment arrives as well as Sovereign debt volcano!

In the next money minting cycle, I expect equities to outperform real estate by a large factor. Around 4:1. Real estate has boomed more than equities for more than a decade, but that makes pricing houses and land very expensive. A slow down is expected. Thus the next asset class rotation will favour stocks than real estate.

Parliament cuts tax on sale of shares should also boost equities vs real estate. Real estate capital gains tax is much higher and landlords are also cornered.

Agreed.Medium to long term equities will outperform real estate in general. The only location that i think could outperform equities is nairobi prime real estate like upperhill and westlands and parts of cbd. Those areas are setting up like a mini Newyork because of many service companies and GOK being concentrated in one place.

This is a first one to me too. One can be forgiven for reporting a net loss but just how do you sell at less than your cost! They should have just let the houses remain unsold and report them as inventories. This time round even the minorities got shafted, no profit to them too.
Time is money, so money is time. Money saved is time gained in reverse! Money stores your life’s energy. You expend your energy, get paid money, and store that money for a future purchase made in a currency.

Yet people were complaining that that the hfck building society has only 25% net return.

This company is very fishy. With all the praise that real estate gets as being a money maker, even turning a profit is a problem. I suspect the major investors left the shell to invest in the NSE when they bailed

1. The valuation was based on cooked financial figures...which they admitted.
2. If it wasn't for my crusade against this company...most of you would have bought at Ksh25...my sell rating was well publicised by the media.

Volume trades so far 2M. Vol spikes in this counter have been tanking the price since topping out in Aug 2014. It's Aug season again and this time the results as very sour. Sit tight!
