Saw this advert and always wanted a plot at kahawa sukari

Are they Genuine and is 3.5m not too much for 60x30 plot

Kindly post the details. And yes, 3.5m is too pricey for 30 by 60 plot. But one might consider if it is a gated environment with ACTUAL facilities and infrastructure.

Is it inside Kahawa Sukari ama ni zile marketing nonsense za our fellow Kenyans!!?? And when did plots in Kahawa Sukari allowed to be less than 100 by 100??
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

Been told the are at the far end and residents are resisting the subdivision. If they have titles this will be a good deal

Bogs is not giving titles for plots less than 50 by 100. Unless they got the titles more than two years ago!!!

Bogs doesn't care! Because everyone will insist they had done the subdivision earlier. I know a group that had done subdivisions (Larger than 40 by 80 but smaller than 50 by 100 - still called them 1/8), allocated plots to members and the members had fully paid. The Bogs crew totally refused to issue titles. The members were called for a meeting and informed of the new development. The land was re-sub divided, fresh reallocation done (in the order in which people had cleared payment) and members required to top up the difference. Those who missed were allocated plots in a different piece of land. That was last year.

So, to answer your question, Bogs and crew will not allow a transfer for a piece less than 50 by 100 (with no title) to go through and will not issue a title for the same.

Anyone who had a piece of land less than 1/8th na akazubaa and never followed up on the title sijui atafanya nini!!! But I suspect if your transfer documents predate the order, you might be sorted. The only problem is that it might open doors to corrupt dealings with people backdating transfer dates left right and center! They already do it with the invented "Special Boards" that are not anchored in law. They actually write the date of the previous board sitting!!

The residents have every right to resist the subdivision. They have spent fortunes developing their properties and maintaining a certain standard, then someone greedy (riding on their efforts) wants to sneak in and mess everything up and devalue their neighborhood with some 30x60s?

Wow interesting. I understand actually the chairman of nurses association or something similar is leading this. I also understand sukari residents wanted to storm an open day at same site Jana and were stopped by askaris with rungus. I think the guy wants to con the members and once he has made his money he runs away. Interesting I am told even kajando county will no longer issue titles for these small pieces of land. BUYERS BE AWARE !!!

So have we moved from the craze of gated communities to Gardens. I see everybody advertising Gardens all over.

Gardens is just a name craze like "matt" with supermarkets. Wait until you make a visit! The only gardens you might be lucky will be in the paintings hanging in the residents houses.

By the way I understand there is a Kahawa Sukari B or C somewhere near Membley. Chungeni msijipate in a ka swamp near those sides!!! Ama mjipate Mwihoko!!!

I understand only a river separate the Garden and Mwiyoko. In fact the matatu stage is the same.so 40x60 across the river is 1.4m and the so called Garden is 30x60 3.5m. Makes sense !!!
