Yeah. I saw one in Pagani (Along Thika road) too. And things must be thick. I had seen another version in the same place some time back with a number of their land parcels - Kitengela bla bla bla - and Ruiru Greens was one of them. Now the whole billboard is Ruiru Greens!!! People are being taken to the cleaners by this land companies. They buy a huge piece of land where land was going for 600,000/= per 1/8th, they put up a perimeter wall, they come up with a computer generated picture of the "estate", christen it Gated Community, Controlled development and voila! A plot now goes for 2.5 million! 4 times the original price. But truth be told, they are just selling you a bloody 600,000/= plot! And a picture! The houses in the pictures you are seeing just exist in their imagination. It is not like they are building the estate. Mtabaki mkijisort. The best they can do for you is register the land with the county as a controlled development piece of land. Some counties will even never enforce that! The happy family you see holding hands and riding bicycles in the sun are also imagined. What you will actually be meeting is a drunk @Swenani with a fish that looks like it survived a train crash staggering home at 9:00 am from Karuma Tings!!! And of course the land prices in the area are immediately hiked! The reasoning? If those guys are selling theirs at 2.5m we can also do 2.0m - 2.2m. When you visit, you ask around and you are told land is going for around 2.2m and you decide you had better buy the "gated" one at 2.5m! And everyone (Apart from you!) gets paid!!!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.

I have come to detest these land brokers who think they cab buy trains by selling 1/8 plots. And am happy buyers are getting wiser everyday. Nobody is buying expensive land. Sometime back I was in Kikuyu area and a fellow deep inside Muguga was selling a 1/4 at 3.4M. It is now going to a year na hajauza. Wajinga walierevuka.

I thought the Daykio ones were 1/4 acre.

The Daykio Bustani plots are quarter parcels and not too far from Thika road. Mhasibu had theirs around the same place going for between 3.1-3.5M while Daykio phase one was 4M. Quite understandably then but for this Ruiru Greens to sell an eight for 2.5M in an area a bit further is being too ambitious and greedy if i may add

I think The Daykio Bustani are a good deal, though pricey started @ 4M now 5M for a 1/4 you need to visit to appreciate the place.

Everybody is selling land, prices keep on going up. I am sceptical of buying un developed land. Better buy some bedsitter for investment.

I see a lot of misinformation here but for those who were interested in the plots its a good deal. They are strategically located and the distance is 1.6km from ruiru town - which ends at the river on your way to githunguri. 2.5M is okay considering that plots in membly are now going for 4m and this area will generally be around Tatu city.It is indeed true that very few plots are remaining.Electricity and water are on site. My advice, just go and checkout the plots and make your decision instead of relying on wrong information from some of the members.
