The plot sizes are 1/8th. I was there towards the end of last year and the plots were going for 2.5 m. They tried to lie to me "Only a few plots remaining. You better hurry." Then I later saw adverts everywhere including a billboard and I was wondering "Kwani hizi few remaining kulienda aje". The distance they have noted on the bronchure from Ruiru town is also a lie. The distance is almost double. I don't like dealing with dishonest people especially when they promise me that they will provide most of the amenities they are talking about AFTER I sign on the dotted line and pay!
Just read from one of their billboards saying "90 sold"!!!
Just wondered, did they have to invest that much for the remaining 10%?? If its true the 90% have been sold, and everything is okay, Word of Mouth should have been able to do the rest of the marketing.
Yeah. I saw one in Pagani (Along Thika road) too. And things must be thick. I had seen another version in the same place some time back with a number of their land parcels - Kitengela bla bla bla - and Ruiru Greens was one of them. Now the whole billboard is Ruiru Greens!!!
People are being taken to the cleaners by this land companies. They buy a huge piece of land where land was going for 600,000/= per 1/8th, they put up a perimeter wall, they come up with a computer generated picture of the "estate", christen it Gated Community, Controlled development and voila! A plot now goes for 2.5 million! 4 times the original price.
But truth be told, they are just selling you a bloody 600,000/= plot! And a picture! The houses in the pictures you are seeing just exist in their imagination. It is not like they are building the estate. Mtabaki mkijisort. The best they can do for you is register the land with the county as a controlled development piece of land. Some counties will even never enforce that! The happy family you see holding hands and riding bicycles in the sun are also imagined.
What you will actually be meeting is a drunk @Swenani with a fish that looks like it survived a train crash staggering home at 9:00 am from Karuma Tings!!!
And of course the land prices in the area are immediately hiked! The reasoning? If those guys are selling theirs at 2.5m we can also do 2.0m - 2.2m. When you visit, you ask around and you are told land is going for around 2.2m and you decide you had better buy the "gated" one at 2.5m! And everyone (Apart from you!) gets paid!!!
Never count on making a good sale. Have the purchase price be so attractive that even a mediocre sale gives good returns.
